2 Bedroom Condo for Rent - Jan 1 - Inner City

Yeah, I know that I probably could, but really just want to get it rented to someone who seems fairly reliable and responsible, fairly quickly. And at $1600 my mortgage/condo fees are still paid with a little extra to spare.
So, a good deal for someone!

Why not give it to a property manager * cough the realtor who just posted cough* Have them rent it for more and worry about finding the tenant and you get more tax right offs from the Management Fees without being out of pocket any cash because they rented it for more money.
Will pass add to co-workers looking for a new place! I'll PM you if they need a showing

Not a bad idea, never really considered it tbqh. If I don't find a great candidate in the next few days I might explore that option.

As someone who didn't have enough write offs for last years taxes I would recommend this approach. I may look at it if my tenants ever leave. I should also mention if I am getting 1500 in Mckenzie towne I am sure you can get more near downtown!

Im now getting 1650 for a condo in the deeeep south which is why I believe you can get more. Is it on rentfaster? I would say you receive at least 5x the activity on rent faster!

I haven't put it on Rentfaster, I figured since it's a fairly decent deal I shouldn't have to pay $30 to list it. But with that said I haven't had a ton of responses yet, so I might have to dole out the cash to list it properly.

^ again or have a PM do it for you Good luck, you will get a ton of hits on Rent Faster...make sure you run a credit check. Also, be patient...taking the first person is a mistake so many make and regret down the road.

I would also encourage you to use rentfaster. I think you'd have more quality applicants that way.
You are renting a place worth hundreds of thousands of dollars, and are looking for a contract worth almost $20k. (Assuming 1 year lease.) Spend a few dollars to save yourself headaches down the road.

one more small detail... although the rental market is tight, you would give yourself a huge advantage by having better pictures put up. You dont need a professional or anything but maximize photo usage. Get better angles of the kitchen, etc. Giving someone a complete idea of the floor plan will lead to more inquires than leaving people guessing.
