I'm gonna build a basement kitchen before doing my main kitchen. No way could I live that long without it. Once that's done, the basement kitchen will be for beer brewing, which saves me hauling stuff upstairs.

Does anyone have a roofing contractor recommendation? Its not a hail/insurance job, strip off the old and install new. Anyone done it recently, what did you get installed, things to consider?

Couple problems off the hop:
- The cabinet maker advised our contractor on several occasions that those were being completed, until one day the locks were on the door and a bailiff notice was up. That was at least a month or two delay.
- Contractor got injured and slowed it down a few weeks.
- One of the main pieces in the kitchen is a custom brass hoodfan cover. One company was originally tasked with that and took months to complete. In or around August, it was finally finished and shipped to Calgary only to be the completely wrong dimensions. Big fallout from that and have had to pivot to a new company.
Since October, we have been dealing with the brass finishing. We have sent it back 3 times now to be re-done as it wasn't up to snuff. It's very close now and suspect to have it done next week.
Cabinets couldn't be put in until the hood fan was completed, so since about August, barely anything has been completed.
We have been living in the place the whole time. We have a bedroom, spare bedroom (office) and ensuite bath. No kitchen other than a fridge. We have been eating out so much its not enjoyable anymore. We forgot what our place is actually supposed to look like and I will feel like a king when i suddenly triple my living space.
If i had to change anything, we would've rented a small apartment and lived there while this was ongoing - for the kitchen alone. However, it was originally a 3 month job and we didn't think much about it.
Excited to see it at the end of the day... whenever that comes

Were you the GC on this? 3 mths for strictly a kitchen reno is a very long time. If you had a GC that would've been my first alarm bell.

No we have a GC and a designer. Reno is everything but the bedroom and ensuite, so more than just kitchen.

Forms were done yesterday, currently pouring the foundation. It's raining which makes me a little nervous but the builder is confident that it's not a problem... fingers crossed this all goes well.

Rain doesn't do #### to concrete. Curing is a chemical reaction.

Looks lovely

When you're pouring finished slabs it does, but for a formed foundation no.

I'm fairly certain he's not putting sidewalks in so he'll be fine.

Ok, bumping this with a new question on siding... anyone use hardie board? And if you did, here's my question: did you get it painted by the factory, or did you get it blank and have someone prime and paint it? What was the cost difference, how's the durability, etc etc...
IMO it seems like the benefits of painting it - including access to a lot more colours - are substantial but if I end up saving $5k by getting it pre-painted I honestly might do it because I have to cut costs somewhere.

I used Hardie board for my garage, I think it just depends whether you like the colors they have. I went with pre-painted - one nice part about that is they have color matched caulk as well so I didn't have to touch up paint at that point.

A property like that begs for natural siding, apologies to your budget.

Clearly the answer is to use the japanese shou sugi ban method on some nice wood.

Yeah, one issue is that the colours they have a pretty limited and oddly light in shade - did you find that your actual finished product looked darker than the brochure? I find it strange that they have really nothing dark as far as I can tell from online searches. Deep ocean is the only dark one, really, and I don't mind that one I guess. I wish the sage they offer was darker.

You're talking to someone who just learned that a sliding glass door can cost $10,000... So yeah, no more room to make this more expensive than it already is.

That looks sick. Foundation looks good - comes down to the quality of the concrete they used, but that's out of your hands (and theirs, really).
I didn't even know hardie came non-painted. I always thought it was prepainted.
I have hardie on my home I think it's the best. Won't crack like stucco, and looks fantastic.
