Where's the best place to source plumbing fixtures? I'm doing just a standard shower with a valve and diverter for shower head and handheld.
It seems the big box stores have nothing in stock and everything is online order with not great shipping times. Is Amazon legit?
I don't want to drop 1500 dollars on this but would prefer the name brands.
Maybe it's always been like that, but there seems to be some in store supply issues.

Our contract stipulates 7 days for payment but when I received the bill I had some questions that have not been addressed yet. When he followed up I asked if he's had a chance to address the errors yet and then I'm happy to pay. The errors with one of his subs were as follows:
Section 1 - Claims works is 100% complete and is requesting full payment but this work is not 100% complete yet.
Section 2 - Cost increase of 26% with no additional details. There were minor scope changes to this work but between deletions and increases it should be a wash. This one is minor and on it's own I'd likely pay and move on.
Section 3 - Cost increase of 51% with no additional details and no scope change. This one is more significant and I'd like to know why the estimate was so off.
Earlier in the project I paid the first invoice within days and there were deficiencies that were noticed later on. These deficiencies have never been addressed (after 8 months) so I'm feeling a little burnt on that one which is leading to my hesitation on paying an invoice for work that is not completed in full yet.
Am I being unreasonable? I'm trying to be amicable about this and see the project through but after months of delays, poor quality work and random cost increases I feel like we're being pushed around and this feels like one of my only courses of action.
Thoughts?

Based on your side of the story, I think you're smart to withhold payment. Once you pay you'll have lost your leverage (obviously you know that or you wouldn't be doing it). Hold the line, dude.

I was at Plumbateria yesterday, they seemed a lot more expensive than other places.
Bartle And Gibson had the shower diverter I picked.

Yup, don’t overpay.
But keep documentation of all of the communication.

Anyone seen a single valve faucet that is designed to work with the dual wall outlet manifolds? Our Kitchen has an old Waltec unit like you’d see in more of an industrial setting, where both lines come out the wall above the sink and into a manifold with hot and cold valves. Can’t handle it anymore, and kitchen Reno is a long ways away.

Like that, yep. Though, I’d really like to not spend 600 on a faucet that looks like it belongs in a gas station restroom. Might have to do build a box out to put a standard faucet on, but that’ll look tackier than heck.

Has anyone completed a secondary suite above an attached garage or have a bottom-up estimate of cost?
Thanks

Anyone have good fireplace guys they like? Looking to have a couple of fans installed on 2 fireplaces, there's already wall switches in place that currently don't do anything so I'm assuming it would be a pretty simple job

What's a good squirrel deterrent? The bastards have basically made our pergola and backyard fencing into feasting grounds. Tons of walnuts and peanut shells everywhere. Not to mention their poop collecting on the deck.
Would those owl decoys work?

I can't see how it would be any less than $200K for even the most basic box.
Wait, attached garage?

So I sprung for a new cedar fence. It was pricey but I friggen love the look of it.
Any of you wood guys have recommendations for sealers/stains? I’ve never had a cedar fence before.
Also I got a bit of a cedar landing and stairs, can I use same product?

We were quoted ~$200,000 by a design-build firm 2.5 years ago for the following:
-Detached garage with 2nd story secondary suite
-Mid grade exterior
-Exterior envelope and mechanical rough-ins only in the suite
Factoring in a fully finished suite and inflation in the building industry I wouldn't be surprised if it's a $300k project these days.
Another way to look at it is "builder grade" is approximately $250/sq. ft. Therefore a 600 sq. ft. suite is $150k plus the cost of a garage and 2nd story framing. That puts you at the low 200's for a builder grade garage/suite.

You don't have to do anything to the wood. It'll turn grey on its own. It'll basically last forever especially in our climate.
But you could try Dulux Wood Pride.
