Default Second Master Ensuite Resale Value

I've got 4 bedrooms on the upper floor with a master ensuite and 1 bathroom common for the other 3 bedrooms. The floorplan allows me to add a second ensuite "relatively" easily. While I'd be doing that as a long-term convenience for my family, how does it affect the resale value having 4 bedrooms and 3 full bathrooms on the upper level when there's already a full bath in basement and powder room on main level? Will it be viewed favorably?

Adding a bathroom is never going to hurt the value but rarely are you able to add a bathroom without a negative impact on some other aspect of the home. Where is the space for an extra bathroom coming from?

From the adjoining bedroom which is as large as the current master (17x11), and also has a walk-in closet which wouldn’t get touched...

It will be tough to get back what you put into it as it isn't cheap to just add a full bathroom in developed space but it won't be seen as negative value when the time comes to sell. I would expect the sale price to be higher than without the extra bathroom but not high enough to justify the cost if it were a resale decision.

It sounds as if it will be beneficial to your family while you are living there and only you can decide what sort added convenience an extra bathroom will have.

I don't think the extra value gained would offset the cost.
