The way I see it, densification is fine as long as it is targeted and carefully planned, and the residents have a clear understanding where multi-plex dwellings like rowhouses or townhouses are going to be allowed e.g. main streets or at street corners where streets intersect.
I have no objection to replacing a single detached house with semi-detached or duplex, as long as it fits in with the houses on either side, and there is sufficient provision for parking.
The fact that it is going to affect every homeowner in Calgary and was not on any platform in the last election, is more than sufficient justification for having a plebiscite on the matter.
We all know that this latest round of public input, on and following April 22, is just a large public relations exercise that will have no real impact on the made-up minds of the Mayor and Council, even though they may say otherwise.

What you describe is the approach - higher density planned through LAPs along corridors, transit locations - that continues. That is true for every level of density H-GO and up. What this rezoning is suggesting is that (and reasonable people can disagree), single, semis and lower scale rowhouses than H-GO under R-CG are more fundamentally similar than they are different and are compatible in any context.
The public input did change Admin’s recommendation so that rowhouse and townhouse is a discretionary use, rather than a permitted use, which demands a different level of scrutiny on design including from the public than permitted. That might sound technical, but it is a substantially different process.

When I used to bike past it at 7am the guy would often be in the back yard having a morning fire. Didn't matter the season.

I dunno though. Kind of far down the list for me personally when home shopping and I certainly wouldn’t be thinking, “I like this zoning!”
It sounds like it will still be that way for many people. What is the appeal of a neighbourhood with just single family homes, anyway? Is there an answer that doesn’t involve traffic or parking in some form?

Regardless of what is happening elsewhere in the world, the single detached home is still regarded by most, to be the gold standard for couples wishing to raise families in North America. It symbolizes stability, space, privacy, freedom and the American and Canadian dream.
