Default Selling Condo: Need Handyman Work done

Hello CP.


EDIT: found cleaners but there’s a few things at both condos that could use some TLC that I’m just too busy to do. Little paint chips and scratches need to be filled/painted, couple doors that need a bit of maintenance, things of that nature. I even have some leftover paint from when I painted the place.

Nothing major. But several small things.

Any referrals for work of this nature are welcome.


Selling a condo and want it nice and spiffy for showings. Looking for recommendations/referrals for someone who will come in and give it a full top to bottom cleaning throughout. I also need the carpets shampooed.

If the same company does both, then great.

I've only ever cleaned my own carpets so any advice on cost for one or both services would be great. Condo is about 800 or 900 sq ft. About half carpet.

I can recommend someone if you need home staging advice. They could suggest cleaners too.

I listed late February and between then and Mid May I only had 3 showings. I hope your sale goes better!

We have used Lucy's Cleaning before and have nothing but good things to say about them, both for regular cleanings (monthly) and for one-offs. They are not the cheapest, but the quality has always been great.

I run a small painting business and my primary work comes from property management companies. Often working in suites that are in-between renters or about to be listed.

I have an economy painting option where I freshen up all the walls, repair all wall damage, touch up trim, and essentially make a suite look brand new regardless of the condition it was left in.

This includes correcting poor paint jobs left behind by tenants/homeowners by sanding out drips, redoing cut lines along ceilings, and paint removal from anywhere it doesnt belong

Typical condos your size run between 600.00 - 1000.00 depending on condition. *Note: I will match existing suite colours(1-2 max), this is not a colour change price

Condos I work in have a track record of selling or being rented within a couple weeks of listing.

Also be wary of cleaning walls, as it will wreck the finish with noticable streaks, smears and flashing, unless it was very high quality paint used previously.

If staging it. Stage it proper or don't bother.

A good staging helps to get a sale, but also gives you leverage in negotiations to stand your ground.

A bad stage not only is money out of your pocket, but can slow bites and allow interested parties in being aggressive with negotiated prices.


Light bulbs. It's insane how $30-80 worth of LED lights really makes a house look different and it's dirt cheap in the grand scheme of things. It really says something if a home isn't using mismatched bulbs and has unified/intentional lighting. Using LED vs incandescent might even give you minor energy savings that essentially subsidizes the bulb purchase. Using 2700K vs 3000K color lights can transform a home from looking older to something with potential.

This is something I learned when I was refreshing my new home. I hated the look of the new paint and fixtures at times, but when I swapped out a different color, I was blown away at the difference in how everything looked. Some things suddenly tied together rather than look like they were contrasted and mismatching. My 5 year old townhouse went from looking a little dour and empty with 2700K lights in the kitchen to looking brighter and inviting using 3000K lights and that effect was amplified in bathrooms. My new house post refresh went from looking sterile and empty using 3000K lights to cozy and inviting using 2700K. It even affected my TV watching experience. It does require a tiny bit of trial and error, but bulbs are super cheap staging equipment and the results are really well worth the experimentation.

These are like $2 a bulb for 2700K.

It's around $3-4 a bulb for 3000 or 5000K.

Fluorescent tubes were the worst (worked in my favor). The flickering and low brightness made the basement and garage look spooky and uninviting. After replacing it with LED shop lights, the place looks like a great space to show case things.

2700k are still more advisable in bedrooms, but, in larger areas and bathrooms im a big fan of 3000k

A utility room or basement that is excessively dim is also the worst.

In a staging situation though, 3000K/5000K heavy might be a better approach. My townhouse kitchen looked like it aged 3-4 years with 2700K and looked new with 3000K. I had 3000K in the townhouse in the first place. I just wanted to see the effect with a different color. 5000/6000K made the kitchen look like surreal and awful, though it looked really damn good in the garage.

I do agree with your rule of thumbs though and many guides say something similar. Hallways and bedrooms with 2700K are much more soothing. I highly recommend seeing the real effect with 2700K and 3000K side by side at least once to confirm that rule of thumb though. It also made me appreciate and read a few articles from light artists who work on video games and movies.

Quick note to save some people the effort.

I have a realtor and all that. I just need two condos cleaned, one with carpets, and some minor repairs done. Staging and all that jazz is taken care of.
