The McKenzie Towne location is for sale for a half million. Not sure if it has a basement or not.

Why does $500,000 seem low to me?

I wonder what the profit from it would be.

Maybe you only get the physical property and assets, but the franchise doesn't transfer over.

You could just rename it "Chicken in the Way", and be good to go.

Man...$56/sq ft plus 500k. That's gotta be 20-25k/month in rent plus overhead. You'd have to be doing a million a year just to earn a wage. Like $2.5-3k a day. I can't believe people buy that much chicken in McKenzie.

I've tried to help them as much as I could but I agree. They make great chicken and the price is right.

The lease is out of touch for this market. I wonder how much longer they've got before they can renegotiate.

I suppose there is a chance; however, to the best of my knowledge, it is the only fried chicken place around (outside of the 7-11 which offers up some type of chicken and sobey I believe also offers up some fried bord) the area - closest kfc is off of bow bottom.

I'd have to assume that most of their clientele is living in mack towne/new brighton/copperfield

There is the new Fritou chicken place on 130th as their nearest competitor.

The franchise would transfer over but at 50 a square foot you would actually have to be making well over 1.5 million in sales to get decent return. I’m not abreast of food costs or margin there, but there will a royalty paid to the franchisor as well as a marketing fund payment. At a 500k cost it better have a bottom line of at least 125k or they are out of lunch when it come to EBITDA.

There is a Fritou on 130th. A&W (sort of), and Nando's in Mahogany (not fried I know). I can't see how COTW is profitable with that lease, it never seems to be busy enough when I'm there. This also brings into question how some of the other businesses on High St are still open.

For comparison, the Edible Arrangements on High Street is also for sale. $195,000 and $35/square feet lease.

The frozen yogurt place was up for sale last year. I think around $100k.

I worked at that location right after high school for about 4 months. Even at its peak it wasn't pulling in anywhere near that. We'd do about $1500 on a good day.
