Flames Student Rental Mortgages

So I'm looking at buying a condo as an investment property. The building itself is not student housing and has no rental restrictions but just happens to be near a University. My mortgage broker is asking for 35% down. I am hoping to only put down 20%. Any comments or suggestions??
