There will always be those opposed, but I think the neighborhood will generally be happy with something that is not a mid/highrise condo tower in that location (a la the Legion redevelopment).

This seems to be the new norm - lots of back unit 4plexes seem to be about this "garden view" now. Prices reflect it though, so that might be the price of admission.

Outside of the Curling Club, Lot 102, and Julios barrio - I can't think of other commercial businesses on Memorial between Center street and Crowchild North.

Interesting. We were on the Landlord's side of the CBC move and shopped the site to a few developers but they all took a pass because of the creosote contamination and remediation costs.

And that plot where Lot 102 is keeps having tenants close down. Memorial isn't ripe for commercial establishments.

I've never quite figured out why that location keeps failing. Parking? Access? Building problems? Bad management? Even that British shop next door has had more longevity than anything there.

Lot 102 had the best burgers and fries in the area. So sad when it closed down, no idea what the problem is. Wish Julios would close, that place is garbage.

My theory is that the problem with that place is that it's never been anything unique enough to survive.
Whenever someone wants to go there, they have to park in Kensington then walk by another (often better) version of whatever has existed there.
Going for a beer?
You're going to walk by 3 pubs on the way there.
Going for fancy wine (I think it was that once).
You're going to walk by Wine Bar.
There's no really good way for it to get the foot traffic it needs to stay open because all of that foot traffic is being absorbed any number of similar/better places along the way.
Julio's is in a similar location in that you have to walk by stuff to get there, but it's different enough that people aren't going to say "Oh hey, why don't we just go here instead" on their way there.

With the foot traffic that corner sees, a business that appeals to the commuter pedestrian would do well IMHO.
A coffee shop would make a killing for people looking to get their morning fix. Tim's should have moved there.
Not sure a Weed Dispensary is the answer.
Cheap booze and those Bulldogs keep Julios in business....

You have the complex west of crowchild and also that strip mall right before Edmonton Trail. Trying to get a bike from the bow river path to 10th Street is harder than it should be.

So apparently the New Horizon mall has been open since June. I've driven by it a couple times and had no idea it was actually open. Apparently no one else knows that, either...Maybe a few signs would help for people on their way to CrossIron. Or maybe they are to embarrassed to advertise given the vacancy level.

I'm doubtful this concept is going to succeed. Maybe 20 years ago, it would be a nicer version of Crossroads Market selling junky electronics and trinkets. But these days I can't imagine they will have much on offer that you can't order on the internet. Being in the middle of nowhere means you have to have a compelling reason for people to go there. I'm not really sure what that reason is, but then I loath all malls so I'm not really their target.
