Question: How to get replacement house deeds

My step son has lost his deeds to his house. Does anyone know how he gets a replacement deeds without having any record of registration numbers? I have already googled this but couldn’t find a definitive answer. Thanks in advance.

Do you mean he wants a copy of title? Should be able to go to any registry or directly to the land titles office downtown and get one. Might need his legal description, it’d be on any of his city tax documents.

Title shows ownership. Once he has that he could then pull the actual property transfer docs using the registration number I would think, if that’s what he’s after. Title proves ownership so I’m not sure if he’d even need the transfer of property docs though.

You don't really need a paper copy of your Land Title. It is recorded at the Land Title office - it can be searched and ordered any time. When you buy/sell/mortgage your property, your lawyer will order a current title search.

The accuracy of every title is guaranteed by the government under the Torrens System of land registration. Titles identify the current owner and show all outstanding registered interests in the land, such as mortgages, caveats, easements and builders' liens. To obtain a title search you must know the legal description, Land Identification Number Code, (LINC number) or the title number for the property you want to search. Generally, a title can not be searched by municipal address, however some registry agents have the ability to search by address.

Certified title searches are available through the Alberta Registries Spatial Information (SPIN 2) System or the Registry Agent Network. Consult your Yellow Pages directory or call 310-0000, then dial 780-427-7013 to locate a Registry Agent in your area.

We can get the legal description from the address and a tax search.

My roommates in law school used to joke about how I was learning to swindle people out of their "deeds".

Just google spin II. It's the spacial information network in alberta. You can get your own copy of title there if you have the legal description. Or the linc number. Check the purchase contract for the legal description. Or if you have a tax bill of some kind it should have the linc number.

You can order it on spin 2. Not very expensive.

It's not a bad idea to check your titles once in a while. I've had three fraudulent activities in 20 years of titles registrations. It's not as uncommon as you'd expect. If you don't have a mortgage on your title it's even more important to check occasionally.

Once upon a time in Alberta you actually did need the "deed" which was the "duplicate certificate of title" to the original filed at the LTO. Shortly after the LTO was computerized DCTs were done away with.
