Default House Foundation Repair

It appears that I have a break in the foundation of my house. Does anyone here have any experience with anyone in town that they could recommend or any companies/individuals that I should stay away from? I imagine that it is going to be a costly repair but if anyone has any tips or information that would be useful I would be grateful. Thanks in advance.

Places like Abalon and Basement systems are extremely expensive. Might be worth finding an engineer first, then depending on the specification of the repair, find a general contractor to do the actual work?

We had a crack in our foundation about 10 years ago. Luckily it was before we developed the basement so all we had to do was take out the vapor barrier and insulation to uncover it. Every time it rained, water would trickle in from the crack. There was also a huge issue with the grading in our backyard under the deck, so that all had to come out and we re-graded.

Once the grading issue was corrected, we had Basement Systems come in. They drilled into the crack and filled it with something. I have no idea what it was, but 10 years later we haven't had any issues. I guess it depends on what you mean by a 'break'? Either way, I'd recommend them.

I would recommend Abalon even though it's a bit pricier. They are thorough and an exterior excavation and patch job tends to be more reliable in the long term. They also have a good warranty program if something goes wrong (something like 5 years free repairs under warranty).

i can't recommend a calgary company, but my mom just had a foundation crack repaired here in kelowna a couple months ago.
the company injected a resin which sealed up the crack.
i think the cost to fix the crack was under $1000

My experience was that although expensive, they were significantly more knowledgable, professional, and cheaper than Basement Systems.

I got a quote from Basement systems for $100k for my problem. Abalon was $40k. A GC fixed it for $5k, with a couple shortcuts compared to what Abalon was going to do, that would have taken it up to $8k.

I have no helpful advice. So here’s a relevant Simpsons clip.

During the flood in 2013, my finished basement was ripped out and exposed several cracks. These guys were in town. Not sure if they still operate here.

They did a great inexpensive job. Abalon is top notch but they want to excavate and do work from outside which is super expensive.

Depending on crack this should hold for a while.

I had a leak in my finished basement fixed by abalon a while back. They excavated it by hand shovel, cleaned up the crack, filled it with epoxy and backfilled. Very professional. I’d recommend them.

Why not? It's just a link describing their "crack injection system".

I had a problem with water getting my basement when there was lots of rain. I used Abalon and didn’t care if it cost more. I was about to finish my basement and needed it done right. They did spectacular job.

I had much the same experience, the hand bombing a 34' trench 8' deep by hand hauling it away in 5 gallon pails blew me away. Nothing but good things to say about Abalon - quality work, great communication, kept a tidy site.
