Default Home for sale with misinformation

Hello , I thought with the wealth of information on this site i could explain what happened and how to go forward.

We put on offer on a house and its was accepted , We had a home inspection done and the foundation was pressure treated wood and not concrete which the MLS listing states.

We now pulled the plug on the deal and we are pissed that we spent money on the inspection. Who is responsible for this mishap . Are we able to get our money back because it should have not gone this far for us to find that out.

I would have your realtor contact the listing agent and ask for compensation. If I made such an error I wouldn't think twice about giving the buyer their money back. Its not a small mistake such as granite vs quartz.

If the listing realtor does not compensate, I would be calling their brokerage and speak to the broker.

Foundation is pressure treated wood? What kind of house is this?

I am not in calgary , it doesnt really matter if its common or not or where it is .

Its about he misinformation that i have received and we spent good money on an inspection. I would have not spent that knowing it was wood foundation.

Thanks realtor1 i will contact my realtor and hopefully they will pay for it.
i also have an email with the owners knowing its a wood foundation and the . original print out of the add saying its concrete foundation . I am going to confront them with this info and hopefully they payout , otherwise i guess its small claims court

Kind of off topic a wee bit:

I would say 50% of the 30 listings we looked at in Calgary had errors. Number of rooms, square footage, type of shingles, media features, etc.

Be very careful!

So who is responsible for these errors. Like us we spent 600 bucks on an inspection to find out it was wood foundation and listed as concrete.

If you spent that cash what would you do? its not a small mistake , this is a huge one!

Wouldn't you notice it doesn't look like concrete when you toured the house?

If the basement was finished there would be nothing visible to indicate it was wood versus concrete. We knew with our home because the basement was only partially finished, so we could see it in the utility room.

I know there are a few around, mainly in the very original neighbourhoods of the city, but they certainly aren't common. They're generally fine, but I personally wouldn't buy one because it'll make it more difficult to sell in the future, imo, as potential buyers react like the OP in this thread.

Edited to add: Almost all of the wood foundations in Calgary are in neighbourhoods where land value increases in the inner city make it potentially worth it, as if it doesn't sell as a house it would sell as a lot for the next infill.

Really? Our home was an '84 build and perhaps I'm not as hesitant since I'm in the lumber industry. The treated material used is damn near bulletproof.

That is interesting, thanks! I've been in a few houses with lumber foundations in Calgary and Edmonton, but they were all >70 years old.

I'm quite confident a lumber foundation can work just fine.
