Oh I looked at Google Streetview, I now know where it was. Again, I just breezed by that little patch of asphalt. Never even occurred to me there was anything else there. (And I don't drink coffee anyway.)

Right. They declared bankruptcy in late 2020. The pandemic killed in person retail. They didn't have sufficient cash reserves to make it through and couldn't raise equity because they're a coop, so it got sold.

Then the new owners did a terrible job, but that's sort of a separate issue.

That Sbux saved me during Covid. It was the only one near downtown with a drive thru. All the others were closed.

I bought some cycling/hiking shoes there last week since every bike store is horribly stocked for bike shoes. Surprisingly the guy there said their return policy is almost just as good as it used to be, there's no end-date on returns, just as long as its returned in re-sellable condition unless the item actually failed (someone had brought in their leaky tent).

The "For Lease" sign is down on Julio's Barrio. Maybe something is finally moving into the building. Although maybe the lease sign was just plastered over by the development advertisement.

That looks pretty good! I'm not sure of the business case, but I wish more aged buildings would get revamped like that.

Looking at the developers portfolio, not going to hold my breath that the finished product turns out as nice as the renderings.

Interesting, I didn't know that was the scope of this project. I've saw some work going on this winter and some demolition happening. Based on the rendering it seems like missed opportunity to develop some sort of elevated patio space on that corner because it is such an optimal unobstructed southern exposure. In theory it should be a prime hangout spot for patio drinks in the summer.

Or... it could be an unobstructed southern exposure, with great views of the river and DT that is usable, $-producing square feet for the entire year...
