Default Direct vent furnaces

I'm looking to heat an 800 sq ft basement suite. I got a quote on a direct vent fireplace for about $5000 , minus a $300 gas rebate, but I wasn't keen on the space it took up (there's too many big windows to install a built-in).

Tonight I discovered direct vent furnaces . They take up less space and claim to be more efficient. I don't know what they cost or what the rebate is; I'm going to schedule a quote tomorrow.

Has anyone used one? Can they heat up 800 sq ft easily? Can they be installed near windows? Aside from aesthetics, which I don't really care about, I don't yet see the downside to these vs a fireplace.
