Default The Guardian II Calgary - VIP Sales Launch Saturday

*** I have a 2 bedroom unit on hold for 467ish - 11th floor - SE corner. Prices are all going up for the general launch this coming weekend and I have a matter of hours to give my 2 bedroom unit to someone before it goes back into the pile at a higher price for the coming weekend. Roughly 25-30% sold on Saturday! Message or call me if you are interested!

I have pricing for Guardian II - VIP pre sales launch Saturday at noon. $2,500 to hold a unit - 10% due (minus $2,500) due in 11 days and then you wait to move in

General starting price points =
1 bedroom no parking - $219,000
1 bedroom with parking $299,000 - $337,000
2 bedroom $436,000 - $455,000
2 bedroom with tandem parking stall - $578,000

Wow, I bought in phase 1 and it looks like the prices have risen a fair bit. Rightfully so, I think. There is a lot of buzz around this development now, and the market has changed as well. This one will have better south views too.

While I am interested in a 02 unit, it is very tempting to pick up the 1 bedroom with no parking as a investment property!

How was it (in terms of pricing especially)? Wanted to go but got busy today and forgot about it.

It seems a bit expensive for me and I truly feel that when you're getting into <550 sq ft, things start becoming logistically difficult, but I may still be interested.

I am headed down at 1pm to finalize my purchase and meet with another buyer and then again at 5pm to meet with another buyer as he finalizes his purchase.
Pricing is higher than many high rise buildings however I consider this to be a high end building. The finishings are all great + floor to ceiling windows everywhere vs some buildings that only put it in certain areas.
