Like the look and the climate realistic windows. I always thought the amount of condos in Calgary with floor to ceiling glass made NO sense.

you mean the junky dumpsters? Don't act like those $100 wood frame shacks are some sort of brick/concrete architecturally historically significant buildings. They're rotten dumps that need to be removed unless some historical figure like George Washington was born there or something... Glad they're being torn down. The new development looks really nice!

Why aren't new, low rise developments, especially in Kensington/Sunnyside, utlizing/incorporating living rooftops or gardens or useable space? It just seems like such a waste.

True, this development will be removing the old Palfreyville building that suffered pretty big damage in a fire a year or so ago, and the two houses fronting towards 2nd were nothing special. I did however like their names, "Rose Cottage" and "Cottage Cheese" proudly displayed on the front of each house in that Lord of the Rings font.

With this new development on the corner of 11 St and 9 Ave, I hope the city will get around to building an underpass at the CP tracks on 11th.
I agree with what the others said about 9th Ave. Its not run down or anything but its not the most pleasant to walk down either.

It would be nice if Metro Ford could sign a deal with the developer to maintain operations in the current location. Obviously it is a personal and selfish request from me because I bring my vehicle there for service and oil changes. If Metro goes the only option for me would be Northstar in Crowfoot and I will never do business with those guys.

The new Palfreyville is solid. It's not spectacular but nice and attractive, this is the level at which filler developments should be.

I think Stampde Pontiac makes this one more viable by improving the area.

This rendering is assuming a two-way transportation route, which would congest 9th ave pretty much every day of the week heading into town. Assuming you don't allow parking on this eastbound two-lane road, there would be next to no foot traffic there.
Even if it was kept as a one-way eastbound route, street-level pedestrian traffic just wouldn't work as well; someone alluded to the fact that it is practically feels like a highway. Not the most pleasant area to walk around.
