My commercial property is up over 15%, which seems pretty steep for a one year increase. House in Hillhurst is up, but only marginally.

Commercial is scary because it's a triple threat. Commercial is taxed at almost 3x the rate of residential.

Mine dropped slightly up in Aspen Estates... Now more digestible at just about $8,300 a year... Yuck.

Mine’s up $35/month, $420 for the year. I thought that seemed fairly steep, 8-10% increase.

I received a 'Residential Property Verification Form' in the mail. It seems to be a form to help with next years assessments. It asks questions based on Additions and Renovations and the like.
If I don't fill out the form and send it in, they send out their own assessor whom will likely write down that I have a functioning helicopter pad and my utility room is studded in diamonds.
Seems kind of like asking whether I want to jump off the cliff or be pushed. I've owned a couple of places in my time, but never received a letter like this one.

Obviously the answer is to play it down. That new garage? Oh ya, it's built of cardboard. Swimming pool? No, no, that's just a a drainage ditch. Tennis court? Uh, no that's my rabbit pen.

I think we received that a couple years ago as well. I remember that we were supposed to tell them about renovations and all that stuff. We never did fill that out and no one ever came by for an inspection, at least not an interior inspection.

What are taxes like in Calgary? In MJ we are quite high and have had increases every year for a while. A typical raised bungalow in the 1000 sq ft range worth 250k would be between 2500-3000 a year here. A new home in the 450k range would be in the $4-5000 a year range. So give or take right around 1% of the value.
For that we get some of the worst roads in the province. But we do have a new rink. Haha.

Mine went up about $70/month, about 25% of an increase. Does this seem correct? I am now well over $400/month.

Tax rate is 0.0063573 so a 250k house would be $1589. But those don't really exist in Calgary. A 1000 sq ft bungalow is going to be around 500k, depending on neighborhood, so $3179.

Based on what my in-laws, parents, and siblings pay in other places I would say taxes in Calgary are very reasonable.

Ditto, and how does it keep going up?
I challenged the Property Management company over the increase considering a huge chunk of this building is vacant and then they got fired and I havent had a response from the new managers.

Did I get lucky or something? I got a 21% decrease (in Lake Bonavista).

Isn't the increase in commercial taxes due to the increase in vacancy around the city, especially downtown?
The vacancy you describe is exactly why it's going up. Less taxpayers to cover the tax demand means those that are left are asked to cover a larger piece of the pie.
At least that's how I thought commercial taxes worked.

Up 1500. Same assessed value, millrate up 65%. As if I didn't already want Nenshi and Pincott strung up by their own entrails because of the 90th/14th construction...

Fricken nightmare, isn't it? On top, they have sections of southland dug up on the east and west side of 14th. It's a real treat getting home these days.
