All in one accounts do work for a few people and can save people money.

Speaking as a person working in a Branch environment, probably 80% (and maybe higher) of the people who get home equity lines or all in one accounts max them and then they sit at maximum and barely reduce over time. Most people can't handle them.

I work for a Credit Union that is still doing 75-80% home equity revolving credits attached to chequing accounts in the form of a giant overdraft to compete with all in one offerings.

The majority of them are maxed or near maxed on their lines. 80% may be off, it could be closer to 90%. Most people don't have an idea of how many years of payments thry have left at a current payment pace, they are oblivious. That is actually my most succesful problem question to ask as it typically brings in additional business and puts people on structured plan.

Anywho, my intent was not to derail your thread. I do have a passion for this stuff and do care about people I meet, so sometimes it is hard for me to keep quiet. I will stop now, though, as I am confident you take of people and their needs.

Any advice on a plan to purchase a lot with an existing home to be demolished and then a new home to be built. How does one attain bridge financing and deal with the bank who can't understand the concept of tearing down the home for a rebuild?

Also we would be living in our existing Condo which currently is setup as chattel on a L/C for 65% of the value. This is entirely paid up. We would like to draw against this line of credit while paying for the new build.

I posted this in another thread but I will post here too:

Question: My GF and I have been looking at purchasing a new home together. We have found a condo that we are very much interested in but we would be first time home buyers. We both make an okay amount of money (recently graduated 1-2 years) and are looking at grabbing a mortgage for ~$400. We will probably be putting anywhere from 5-10% down on the house. Problem is, I am a contractor and will be for awhile as long as I stay with this company. She is a full time employee.

What kind of problems will I run into and is there a good mortgage broker that I can call that deals with these situations more often than not? BTW we both have very good - excellent credit ratings.

Any information would be greatly appreciated, thanks!

what are current rates looking like? Might be interested in getting pre-approved soon and heard rates have dropped. It may entice me to get of my horse if i can lock in something low
