-What makes you attached to the townhouse kind of living? The $200/month you pay in strata fees could go to $50k of value on a mortgage. I guess this is also restricted by what kind of down payment you have now
-Have you heard the horror stories of new build condos/townhomes being poorly managed by the strata? The fees can double or more in the first few years which could blow your regular budgeting out of the water. Similarly pre-existing ones could also slam you with special assessments so make sure you do your research.
-What kind of place do you live in now? Is there a way you could develop / partial develop the basement with a bedroom?
-Consider putting the older kids in a bunk bed for a few years while this covid stuff settles out on real estate values?
Realtor.ca has filters for you to find 4+ bedrooms and I assume your budget is around $300k based on Jayman's Redstone Townhouse pricing.

If you are considering used homes, definitely find a realtor you trust and vibes with you. I've made two purchases with realtors and I don't think I would go back to either of them. No offense that they are unprofessional or anything, just their way of making a sale does not align with my personal values.
