I figured I would create a thread for this building as there is quite the buzz surrounding it and they are selling fast.
If you are interested in this condo there is a 3% off early purchase incentive until tomorrow (Jan 31st) and I should be able to squeeze you in for an appointment.

The developer behind this project is Qualex Landmark, projects in Calgary are the trio of condos Stella, Nova, and Luna on 12th avenue, and the currently under construction Calla by the Lougheed house in the Beltline.

And while everyone has their own views, Qualex Landmark is a developer I would trust and have no concerns with their construction!

Me too, despite that elevator incident at Luna a couple of weeks ago I have heard nothing but positive about Qualex and the reputation of their buildings. This is also a pretty sweet location in the Beltline, especially if you work in the core.

Just bought mine last week. The 527sqft (I think J unit?) was selling like crazy. The prices jumped $10K during the weekend.

Would anyone agree that the floor plans aren't as nice as those in Nova/Luna? Damn expensive too considering #2605 (724 sqft 1b/1b) in Luna sold for $362k last night and can be moved into next month.

What's with the 1b/1b that don't have islands in the kitchen...like Colours

I'm also skeptical about the 2b/2b...I feel as if those dens are going to make them feel way too small.

I agree. I was looking forward to this building but am a fan of having islands, and it seems like all of the 1b units have L shaped kitchens. Not a huge fan of the layouts. But regardless it looks like the development will be top notch for those who buy in and like the floor plans.

I really like the idea of the skytop lounge.

Tall condos are much more appealing if the communal facilities like lounges, gyms, hot tubs, etc. are at the top instead of the ground level, then no-matter if you are buying a bottom-tier 200K condo or a $1M one, you all feel like you have a Penthouse and have access to that view.

I really wish I had a feature like that.

Ya, most developers want that space for condos=more money. That said, perhaps the slightly higher pricing/how quick they will sell out will have them make more than if they used that space for more condos.

Agreed, I'm a big fan of islands in the kitchen as well and really liked the Nova/Luna floor plans. Love the location of Marks and the roof top perks though.

I also really like the rooftop garden, I think that's pretty neat.

For pure squarefootage wise, the 581sqft unit is a better deal than the the 527sqft unit, but I like the floorplan of the 527 one better, has a more bachelor pad feel to it. I do agree that I'm kind of disappointed they don't have islands, but the kitchen cabinetry and appliances are top notch, apparently even better than Luna's.

So how much do the 581 sq foot J units go for? I'm suddenly interested.

That's exactly the space I have now but the plan at Marks seems better with the flex room.

An extra room for a tiny office or all your junk makes all the difference in the world sometimes.

The building is right between Co-op and Safeway too. That's awesome.

+ the 1% discount if I can get you into one of the first 50 "public" appointments
+ more off ( cant make it public but just did it with another friend who bought in here and he was impressed! )

Ill find out what units are still left over and post in here.

Exactly, personally I am almost 100% sure Mark will go ahead. 3 Eau Claire is still a complete wild card, and I am giving it around a 25% chance that it ever goes ahead (in its current form).

I'm not normally one to fluff up a developer, but I would put in a good word for Qualex. While they have never been a direct client, we have a referral relationship with them that goes back through all of the projects mentioned in this thread, and have therefore acted for dozens of purchasers in each building. Would say that their quality of service and responsiveness is one of the best out there. In all of the transactions we have handled I would be hard-pressed to think of one where a client has expressed any displeasure with Qualex.

I really like that, unlike many developers, they push purchasers to outside lawyers like us to maintain independence. They don't get any benefit from a firm like us to give us those referrals, other than developing a working relationship, but clients don't get told that the lawyer they think is acting for them is really the developer's lawyer.

To me they seem like a good company that sells good products and have the record for follow-through.

I must say, Qualex was one of the main reasons I bought into Mark. Having been burnt once already with the whole Midtown / Resiance fiasco back in 2005 (worried about it all being a scam, having my money held for 3+ years, and subsequently losing out on other opportunities when the Calgary real estate market was going through it's hottest phase), I'm wary about any unproven condo developers.

3 Eau Claire has the same signs as the Midtown project; unproven developer, ambitious project, and lower prices compared to the market. I don't know anyone in the industry that thinks this thing is going to be built. It's a home run type of project.

What are condo fees like in this area? Any guesses as to how much it might be $400-500/month?
