Looks like this was uncovered just over a month ago, but I was just made aware of it today. Mortgage fraud scheme busted by A.L.E.R.T.

4 people facing 29 charges for multi-million dollar mortgage fraud scheme. Yet another reason why the mortgage process is a lot more document-heavy than it was 5-6 years ago.

No drop in lender's prime rates as of yet, but there have been rate drops pretty much across the board with my lenders, mostly fixed rates. RBC dropped their 5 year fixed rate by 10 basis points this morning as well (although they're not in the broker channel).

A lot of lenders advertising 'quick close' specials. PM for more info.

As expected, plenty of lenders have dropped their prime rates to 2.85%. Feel free to ask which lenders have done so, or how this will impact your payments/rate if your existing lender.

Great time to lock in a variable rate for 90-120 days if you're considering a purchase or looking to do a refinance/transfer!

I've been a huge advocate for variable rates even with the uncertainty of the market, and although I wasn't anticipating a drop in prime rates, I'm sure there are some clients of mine that are happy they went with a variable rate right now!

Added some images to OP:
- Purchase plus program. Buying a home and adding the post-renovation value to the mortgage amount advanced. Don't like the kitchen? Reno it and finance it through your mortgage!
- Ten steps to home ownership. A lot less intimidating process than a lot of first time buyers may think!

Just as an FYI - If you're looking to purchase a home but haven't saved up a down payment, there still are a couple options available to you. I don't have marketing material for this, but they are both great programs. PM for details!
