I'd be shocked if a freestanding pergola like that would qualify as an accessory building under the LUB (too lazy to check def'ns). But I can guarantee no one in the history of ever has got a permit for installing a costco ready-made freestanding pergola, you're fine.

I think it requires a permit if it is not freestanding ie attached to a house or within a half meter.

Zone Garage is doing mine in a month. They came recommended by multiple friends and were price competitive with the other quotes I got.

That's what I'm thinking. Like come the #### on. Buy a ready-made pavilion thing from Costco and I need a BUILDING permit??? Mine would be a good 20 feet away from my house, but it would be greater than 10m2

I used Zone Garage, but I did polyaspartic (not an epoxy) coating with flakes. It's like, 10x the price of epoxy. But indestructible and looks waaaaay nicer. My only qualm is I wish it was grippier. It's a tiny bit slippery when wet.

Crazy stuff...
FYI you can build 2 smaller structures, as long as they are not touching. So just cut the roof in half.
I wanted a shed with an extended roofline for sheltering garden stuff, but it was over the size limit, so I have one roof line a few inches above and overlapping. Meant another set of posts, and a bit less stable, but hey. Rules!

Just based on what I’ve seen topfiverecords discuss professionally, I’d go with us over the city. For exactly this reason.
Also I don’t want your stupid little shed permit holding up all my projects. The city is slow enough.

Yeah it’s completely idiotic. Just make sure any set backs from the house and property line are in compliance. Worst that will happen one day is you get a $330 fine. But that’s never going to actually happen.
I’m 100% pro permits, for the record. But in your situation I can’t think of a bigger waste of time and money. For everyone involved.

I wouldn't pull a permit for one and some permitting rules are absolutely nuts. By the technical rule of the Canadian Electrical Code you need a permit for any maintenance, installation or construction of any equipment. Technically changing a light bulb requires a permit but no one in their right mind would do that.

If I had excess cash, for fun, I’d pull an electrical permit just to see the look on the inspector’s face when he shows up and I lead him to where I changed a lightbulb.

C'mon guys, don't be absurd... the electrical code doesn't say you need a permit to replace a light bulb.
The point of making you apply for a BP for a shed over 10 sqm is so that you are complying with the lot coverage and setback requirements in the Land Use Bylaw. Is a packaged pergola from Costco likely to fall over? No, but some hillbilly lean-to may be a hazard.
