Well you are so wrong about this. Building a new house is like having a baby and no matter who you build with or how you build, you are going to get major problems you don't see coming at you. Even with new Condo purchases, the problems with the baby always come out and then they have to be fixed, so it's a little pie in the sky there.
So just take about 5-7% of your budget and allocate it to repair and break your heart moments which aren't end of the world.
