Russians occupy a lot of those lands. Want access to those deposits? Give us what we need to clear out the trash. As well, if you are digging for those minerals alongside us, the Donbas will need protection. Security guarantees.
Zelensky has been offering up those minerals to Trump for a while now in exchange for security guarantees. I personally don't trust Trump to keep his word about anything, but in the perfect world that's more than a fair tradeoff to help push out an invading force.

This seems like Zelenskyi trying to play Trump.
In exchange for you helping us get our land back, we will give you the right to invest in making that land profitable again.
Obviously the details would be everything, but if Zelenskyi manages to pull off a deal like this, it could essentially mean locking the US in for the rebuild part too.

Trump also has a pattern of doing the opposite of whatever the previous guy was doing, just because.
I can also very easily see Trump getting rid of the restrictions essentially because he doesn't get the reasoning behind them. Which in this case is good, because the reasoning was always faulty.
Plus he just isn't careful and wants to leave his mark everywhere.
Reportedly many Ukrainians thought Trump would be a better president for their interests, and so far it seems they could be right. Or at least not wrong
In any case, if Russia was thinking they only need to last until Trump comes to power, that clearly didn't play out the way they hoped.
There has to be a lot of people in Russia asking what the plan is now.

They just completely gave up on fancy covert operations like using Novichok and have resorted to what works and is reliable. Gravity. It does seem though they found the magic number, and it's more than 40 feet, but 50 is cool.
