Yes, Qualico bought 50% interest in the whole thing and will front the development costs. I don't really understand the logic behind this community proposal. Those who want the rural lifestyle would not be buying a typical 2,500 sq.ft. 2-storey home in Springbank, they'd go for an acreage home. Those who want a small-town feel home would be buying a home in Cochrane, which is right next to Harmony and it's got a variety of housing to offer with all of the infrastructure (except for a hospital). The only buyer group left consists of those who cannot afford an 2,500 sq.ft. two-storey in Rocky Ridge or Tuscany but want it anyway, so that they can say "we live in Springbank"... I'd say this is a risky value proposition.

I assume this is going to be an upscale development like the rest of Springbank. Probably similar to Heritage Pointe but on a larger scale.

Don't forget that when the 8th Avenue subway becomes a reality, trains will be turning west under City Hall instead of popping out of the ground here, making this section of track obsolete. Perhaps that's why they're not going all out on the design.

That is definitely also a consideration. However, there still will be trains coming up the ramp to 8th regularly. All the interline train switching will still have to use that connection.
I know that the RFP for the architects talked about the necessary encapsulation. They were told something had to be built, and they what they built could be temporary, or part of the permanent design.
The way it's constructed looks like it would be easy to take apart again at the end.
However, it's also a method that is easy to construct over a LRT line that operates 22 hours a day.
Who knows.

Does anyone know what is going on at 634 6th Ave SW? In 2008 they kicked us out of the building, tore it down and as far as I know it is still just a hole in the ground.

It's not "still just a hole in the ground" - it's "finally a hole in the ground"! They just started the excavation in the last few months. I believe a crane base was put in last week or the week before. The project was delayed for years before starting.

I'd even settle for squares shifted 45 degrees, so they aren't lined up with the street. Just tired of seeing the same basic tower over and over.
If frickin' Mississauga can be doing something like this, why do we always have to be so conservative?
I'm not saying we need to do organic blobs like this, but let's at least try something a little more interesting. Even when developers from Vancouver and Toronto do project here, they turn the excitement level down to 2.

Regarding The Orchard, are there any plans to move the bus barns from the currently location? That east tower is going to hear an awful lot of buses rolling out every morning. The lower balconies on the east side of that tower will be horrible.
