Knowing this city, that sounds very overly optimistic and a pipe dream even though there have been proposals to run that LRT line. What are they going to do? Tunnel under the river? That kind of stuff feels like it's 15 years away and would have to go in before they build this!

Makes sense, the current mall has underground parking and doesn't have enough traffic to merit the outdoor parking lot as it's basically just downtown overflow for people to go elsewhere right now.

By the way... those townhouses along the river in Eau Claire, from what I remember, was the result of the City not properly declaring what type of zoning that property was. A developer swooped in, built those units, and now the City has to live with it. I've heard from numerous architects and planners that those units were never supposed to be there, it was a mistake on multiple levels to let those get built.

I'm not even sure where they access their parking from, probably the east side which should still have access via the existing street (2nd).

Those condos have certainly ruined an otherwise attractive area. They managed to shut down the Hard Rock Cafe and subsequent businesses. I'm surprised The Garage has lasted for so long.

Actual inner-city life is finally coming to Eau Claire, and a lot of the established residents think it is supposed to be some sort of acreage quite oasis in the heart of our downtown. Get lost.

I'm certain they have underground parking under those townhouses, do they not?
They also made Harvard (the property manager) build a wall next to the row of parking spots on the north side, because one of them didn't like car headlights flashing into his unit... for all of the seconds it occurred for when someone parked, and you know, through a space already half blocked by foliage.

I think the residents/community shut down three establishments in that locations prior to the daycare. If I remember correctly it was the Hard Rock, followed by a very short lived bar/club followed by a Brewsters restaurant. Recently, the community association also shut down another establishment (on the west side of Eau Claire) called The D. It was a rock bar and was actually fairly successful at this location (it was previously The Distillery at a few other locations in downtown Calgary.) The community managed to get the city to revoke their license to have a PA system/live music and to use their outdoor patio. The restaurant basically told them to F-off and shut down.

That's pretty disappointing. That's the perfect area for live music/culture/gatherings. They've contributed a lot to the deadening of the area. This was something I wasn't aware of before and it's infuriating me a little.

Eau Claire Market just submitted their Land Use Redesignation. They'll be doing their first phase DP (South parking lot - residential, hotel, retail podium) concurrently with the Land Use change and ARP amendments to accommodate this newer scheme. I'd not expect CPC/Council until fall and construction until next year.

Do you know if Harvard is still behind the proposal or did they bring in another big player? They are fairly solid financially, but they've been fooling around with this site for such a long time, mainly because this is not their primary area of expertise. I was expecting them to bring another partner with solid North-American mixed-used experience to pull this off.
P.S> Regardless of who's involved, if the rendering is an accurate representation of what will actually be built, this project would take at least ten years to complete even with a major partner.

Just because the LRT line isn't being encapsulated in glass, doesn't mean that it won't be when the library is done.
They have to make it safe to have an active construction site on top of the line, not make it pretty. Making it pretty can happen later.

It's still Harvard, but I strongly suspect a partner will be brought in, particularly for the residential/hotel portions (which comprise phase 1).

I know Ivanhoe Cambridge out of Los Angeles was involved a couple years ago; I wonder if they still are. I don't see why they wouldn't be.

CBC was reporting about the new Springbank development called Harmony. They are saying that Qualico is on board now and that construction will begin this month with lots available in about a year. They are talking about including a 36 hole golf course which is the only part that interests me. There might be some decent contours on that course which could make it quite nice.
