Jets, if you do wind up leaving, let me know. I might have something open up at the beginning of March. Only downside is that the place is in Copperfield, plus side is that its single detached with garage parking.

Probably about $600 max. I haven't decided how long I will be staying in Calgary, depending on the economy, so I'm looking at a furnished room with parking. I rented the current suite beginning November, so I saw a few places that were around $500, as rent has gone down with the spike in vacancies.

Well, as a landlord with a tenant who just did a runner with 3 months left - I'd say bail. Assuming you're paying $500/mo and left a $500 damage deposit, you're really on the hook for $2,500. This is only if your landlord tries to do something about it via legal channels and for $2,500 he may not.

That and it sounds like you have ample cause for breaking the lease if it gets to that. Just keep documenting the conditions. Keep a log.

Those butts are nasty and need to be addressed. I feel for you.

As other have suggested, gather any butts in your space (cupboards) and the general use areas like the kitchen and dump them in his bed with a reminder that they will be returned to him if not taken care of. That`s totally unacceptable and beyond lazy.

Also you could get something like an old coffee can to put out by the door where he smokes. You`ll probably need to explain to him that it`s his ashtray and that it is the only acceptable place for his butts to be.

I ended up negotiating with the landlord, and managed to get out of lease early, and I was lucky enough to take over a friend's lease, who accepted a job on Vancouver Island. Looks like everything is going to workout.
