They've hosted Tuesday Night Comedy every week and it looks like they're looking for a new home

Good to know. I'll have to stop by a few times in the coming months. Probably one of the best restaurants that no one really knows about.

Bookers is gone? Bummer. Was owned by an old employee of mine from my very early days in tax. (Actually by her husband who passed, then their daughter.) Had many a good meal there in the early days.

Tropical Delight (Malayasian cuisine) has closed down and is now a slightly expensive Chinese take-out place. Will give it a try at some point, but is a little pricy.

I dont ever go there or ride the train past Chinook so not likely to affect me, but I'm uncertain about whether the value of infill stations outweighs slowing down the service for every other trip that goes past there and increasing the op costs of having the same frequency.

I’m alright with that. Developer pays the capital cost (though you’re right, the city will pay to operate it). But the proposal promises some great density and transit oriented development, which is what the city needs and wants. I think it is a win-win, even if adds a minute to someone’s commute from Somerset.

It's a bit of an opportunity cost question - should we be facilitating development in that location over others? Should we do nothing and let the free market dictate development? Should we facilitate other locations?
For instance, Westbrook TOD is stalled out (apparently because developer paid so much for the land). Which would be better for the city overall - Midtown or Westbrook? It's hard to quantify and the answer might be that it doesn't matter, but my gut says Westbrook would be better as it's filling in an empty hole amidst an area with lots of momentum, so adding more density will continue the revitalization of businesses and ultimately generate more value.
Whereas midtown would be a direct competitor and probably result in more dilution and failed endeavours. There is already so much unrealized potential around Chinook and Heritage stations, though the main barrier is probably land cost. Instead of any investment (operational or otherwise) to create yet another half-assed district, direct those funds to improving the public realm around those other stations and maybe we'll see something other than new car washes and continued big box parking lots.
Midtown is almost certainly just a pump&dump where there current proponent will flip this scheme once they secure a higher theoretical value and it'll ultimately fizzle out to something very very very mediocre at best.

Getting the money from the station paid before construction on the station starts seems important to me.

Man, hadn't been down to Deer Run in a couple of years. It has a slight "ghost town" vibe with KFC, Tim Hortons and Walmart all shut down and not replaced with anything. Just driving by you keep getting hit with the boarded up, signs peeled off look.

It seemed to be fine when Walmart was there as the anchor and drawing people into the area.
When Walmart decides to pull out you know you are in trouble.
It was totally fine 2 years ago right before the pandemic, the area even seemed lively like a hidden gem for those that wanted to avoid the super power centers.
