Skating, cross-country skiing, tobogganing, ice fishing and hockey. Some of these are really large parks and it's nice to spend time there for no other reason than it's a pleasant place to be. They're definitely year-round facilities.

The bolded have nothing to do with a lake, and really the other ones can be done at places besides a lake (skating and hockey presumably at the outdoor rink most communities have...). In fact ice fishing is much better in the open than a community lake. So if your community doesn't have a lake, you can still do pretty much all of the things mentioned.

I think that when I was looking it was about 25k more for similar houses in lake comunities. In the end I chose lower cost for a similar house and proximity to fish creek over a lake. 25k at 3.5% is $875 per year plus your $250 lake fee is up to 1125 for the cost of a lake.
So taking two identical communities one with a lake and one without you have to get $1125 per year of more value out of the lake for that community to be better. So having a lake is not OBJECTIVELY better than not having one.

Lake communities are like new cars. You pay more for benefits that seem real, but end up not using them much, making the extra money wasted.

If all else was equal, having a lake would be better than not having a lake.
However, the option isn't lake or no lake. The options are: lake, or whatever else would fill up that space (more density, shops, other park space, etc.) Many people value the other things that could be there over the lake.
Land is finite.

Know what's really crazy? Lake Midnapore, McKenzie Lake, Lake Sundance, Lake Chaparral, Auburn Bay Lake, Coral Springs Lake, even Eagle Ridge, North Glenmore Park, and Bayview (Glenmore Reservoir, now there's a lake!) aren't even on the list. When McKenzie Lake isn't on, and McKenzie Towne IS, that says something.
Maybe the list is wrong?

This list continues to be the most ridiculous one re: neighbourhood desirability.
For one, you'd expect based on the criteria that neighbourhoods with similar characteristics would be somewhat clustered on this list. Instead you have one neighbourhood that ranks high, and others very similar in most respects showing up nowhere. For instance Beltline and Lower Mount Royal - separated by 17th Avenue have almost identical characteristics. One ranks #9, one doesn't rank at all.
The "most pedestrian friendly" communities list is even more silly. Valley Ridge 5th - a community whereby you can walk to almost nothing.
