We had West Quality Construction replace our 35 yr old roof (old and worn out), some decking, vents and gutters. Insurance rejected claim as their adjuster/inspector reported we had only minor hail damage.
Got quotes from Done Right and Epic but choose the slightly higher quote from West Quality. http://www.wqconstruction.com
Epic and Done Right are busy but the question I had was who will be on my roof (what crew) and how much experience will they have.
Francois and crew at WQC seemed to do a good job and I was satisfied.
I am no expert on roofs but did get some general advice from former executive at Iko.
As for Insurance claim once the claim is approved you can choose whichever company you want. Epic is very tight with Intact and that is why they are so busy but can't guarantee who will be on your roof.

Sound's to me like your shingles are "cooked". If they are curling, it's not hail damage. The problem could be venting - is your roof adequately vented?
If you are replacing your shingles, make sure you get fibreglass felt shingles - not the organic felt shingles.

I'm having a hell of a time dealing with Fraser Exteriors who my insurance company had redo the roof and eavestroughs. They sent a crew of two french guys that did an absolutely brutal job in the spring and it's taken months for them to address my concerns let alone make repairs. Absolutely brutal work and customer service.

I've just begun calling roofing places for estimates, as mine needs to be replaced.
So far I've got estimate requests in for:
Done Right Roofing
Guns and Hoses Roofing
Epic Roofing
Shout-out to Done Right for getting back to me within 2 hours of my web request to book an appointment for an estimate.
Any other places that I should call?

Give your adjuster a call.... They should be able to straighten it out, although it may take a bit due to everyone's volume.

Done Right Roofing is the only company that has gotten back to me out of the ones above. Disappointing.
I also just left a message for Claw Roofing. Hopefully they respond quickly.

Are you sure it needs replacing right away? Could it tuff out the winter, and be done, April/May time? Roofers are still really busy from the storms. Just an idea.

I might be able to tough it out until spring. I don't know. That's why I want someone to come take a look at it :P
It has quite a few cracked and/or broken shakes. It gets worse with every storm.

Sorry, I thought you have already confirmed it needed replacing.
It is a shake roof?
I seem to recall that depending on the amount/size of damage shake roofs can be repaired.
You may not need a total new roof, which is good (shake is expensive).

I am 95% sure that the roof is original (from 1994). Unfortunately, it was built during the small window when people (idiots) thought that shakes could be made out of pine, so it will need to be entirely replaced.
I'm one of the stragglers on my block, 80% of the rest of the houses have had it re-done already.
The one saving grace is that the restrictive covenant that forced the neighbourhood to use shakes has expired, so everyone is replacing with shingles. This will make the cost much more bearable (I hope).

I 'reminded' Guns and Hoses and someone called me back to schedule an appointment within an hour. Much better.
Also got a call from Claw Roofing within an hour of leaving a voicemail.

They were canvasing my neighborhood as well. I have hail damage to my house. Siding is all full of holes and eves troughs dented etc. They came and asked if I wanted a free inspection. I said sure why not. I reported the damages to my insurance company and they sent out an inspector. He came and checked out my house, sent the paperwork to the insurance company. I was approved for the repairs.
I informed Platinum about it and they wanted to see the insurance report of what the inspector wrote up and what I was approved for. I sent it into them. A few days later, they called me back and the lady I talked to sounded so sketchy. She looked over the details of the insurance quote and said they (Platinum) could do it for that price plus cover my deductible.
I continued to ask her how we proceed next. She said she would have to meet up with me to finalize the paperwork...and then after the paperwork was finalized I would have to cut her a cheque for 75% of the cost. WTF??? I don't feel comfortable giving that much money away for work that hasn't been done. Is this normal in the construction business?
Immediately after talking to them about this, I had a bad feeling. I searched online and found this forum. From my gut feeling and what I read in thread, I'm going to cancel my meeting with her.
|
That sounds extremely sketchy. Have you asked them why you need to advance that amount?
Until just recently I was a roofer/exteriors alongside my father and brothers (I left for school), and typically as a house owner you should not sign the check over until the work is done.
Construction material companies allow contractors like us to use store credit to purchase the materials needed for a job - so unless the company has bad credit, I can't see a reason as to why they would need a 75% advance.
Pay only when the job is done, or at the very least when a good chunk of the job is done.
This protects you from the scammer roofing companies that take your advance and then folds their company.
If anyone needs a free estimate, my fathers/brother's company is:
All-Slopes Roofing
403-816-5012
My dad has 25+ years experience and is very detail oriented, and the sons have been in the trade for over a year now learning from him.

I have my estimates now.
My house is 1600 sq ft over two storeys, with an attached garage. All quotes were somewhat similar, offering either IKO Cambridge or BP Harmony 42 shingles. Claw and Done Right included synthetic underlay and ice/water shield, while GNH had a $500 upgrade package for those.
Claw Roofing was the most expensive, but seemed to really emphasize safety and proper installation. The guy who came over really liked to talk. Estimate was $11,500 (all-in).
Done Right Roofing was middle of the pack cost-wise. I really like Darcy (salesman who did the estimate) and they had a lot of different options for upgrades and shingle selection. Estimate was $10,500 (all-in).
Guns N Hoses Roofing was the cheapest, however they came across much more professional than Claw and slightly more professional than Done Right. Keith went up on my roof with a camera and filmed the areas that needed repair. I already knew that I needed a new roof, but it was nice to see a close-up view of the issues. Estimate was $9,200 (all-in).
I was hoping for estimates to be around $7,000-$8,000. Perhaps I was crazy.
In the end, it was between Done Right and Guns N Hoses. Both were easy to deal with and answered all of my stupid questions (as did Claw, for the record, but Claw ruled itself out almost immediately based entirely on cost).
Claw did really focus on safety and how most crews he sees ignore safety requirements (harnesses and such) and that he cannot compete on price because he has a comprehensive safety protocol. Maybe it makes me a cold-hearted #######, but so long as the roofing company has insurance and is bonded, I don't really care about their safety procedures, especially when it is the reason why the estimate is $2,300 more expensive. If I were interviewing to be an employee, I'd rather work for Claw (I don't like falling), but as a consumer, I walked away.
I did get a PM from someone on this board about a company that he dealt with and really liked, but they haven't returned my phone call yet, so I can't include them. I won't judge them for that, as it is likely their busiest season. If they call me back soon, I'll get an estimate from them, but so far Guns N Hoses is the winner.

Thought I would add onto this thread to close out my experience.
After I got these quotes, I received a PM from Dan from Elevation Roofing. He offered to come by that night and give me a quote. I took him up on his offer and met with him later that night.
He was professional and knowledgeable. and more importantly, he beat all of the other estimates (about $500 cheaper than Guns N Hoses) and offered some nice perks.
They were able to start work about 5 days after I signed off on the quote and were done in 2 days. Most importantly, they cleaned up very well (even took the time to hose down my driveway when one of my neighbours decided to dump what looked like a 5 gallon pail full of radiator coolant into the bin which consequently leaked all over my driveway). I did a thorough walk through my backyard and couldn't find a single nail.
I would highly recommend Dan and his gang at Elevation Roofing.

Can anyone recommend a roof inspector? I'm not really looking for a quote, just someone to give an impartial evaluation on my roof and whether or not it needs replacing. How much does one typically pay for a roof inspection?
About 18 months ago, I had someone clean my eavestroughs. Included in his quote was a roof inspection. He told me my roof looked good but not sure if I trust his judgment, as I did not receive any evalation report from him.
My roof is 17 years old and the hail storms of 2010, 2012 and 2015 all missed my house. From my own inspection of the roof from my second-floor windows, my roof looks like it's in excellent shape but I'm obviously not an expert.

Bumping up an old thread, I'm in the same boat as snootchiebootchies with a 17 year old roof and just want an evaluation on my roof in a house we recently purchased. The home inspector didn't view the exterior roof in our case as it was snowing the day of our inspection.
Thinking if we call any roofing company, they will just say the roof needs to be replaced.
