I don't like it for Kensington. It would be a pretty cool on a corner downtown with neighboring buildings (if it were taller, of course) though. As the tallest thing on the block, the viewer's attention is drawn to the SW and NE corners. Maybe if they were tapered a bit, it would look better. That way it would scale up from its neighbors, then down towards the intersection.

I like it for Kensington, so much of 10th street is about to change with projects like Pixel (built), St. Johns (built), Lido (selling right now), Carpenters building (proposal), that a design like this will push the modern boundaries even farther.

This. For those a little more in the know, what's the point of the ARP if the city is going to let developers constantly ignore it?

An odd shaped concrete and glass box is a far cry from "preserving the architecture of the community and enhancing the pedestrian experience". No need to look any further than across the river to the Westend of Downtown to see what soulless concrete and glass boxes do to a community. Yes, Pixel is one of those boxes soulless boxes too.

Honestly, I don't even really like Pixel/Lido. They'll turn the street between them into a canyon IMO. I like podiums, plazas, setbacks, point towers, smallish floorplates, and variety within a block. Pixel would be prettty nice by itself, but next to a building that's exactly the same size it kinda sucks.

For example, Centre 10 sucks, but it would be okay if it were tipped onto its side. Oslo is terrible. Tall but well-spaced is the way to go.

But not too tall... Say 26m like the ARP states perhaps? The problem with tall buildings and cavernous streets is the complete lack of sun that chases people away. Densification is neat and all but taller isn't always better.

Picture yourself in some of the nicest pedestrians areas in the world and you're probably not sitting in a shaded plaza beneath a 15 storey plus high rise.

Height lets you get more sun and better views for a given density. Particularly when you account for sunny balconies and not just the street. In a community made up of 6-story blocks like Pixel and Lido... most of the sunlight would be hitting their roofs.

You are less likely to be shadowed standing next to a pyramid than standing next to a cube of the same volume. But the pyramid is taller.

I don't really think the public should be making those types of detail decisions. Trust your designers/architects to make the right call.

Those sure are some pretty uninspired options though in terms of overall design.

That seems to be what the residents were wanting - an up to code version of the original rickety basic suspension bridge.
