The whole redevelopment in this area has increased my commute time home by about 30 minutes each day. It sucks.

Roads is looking to see if there's the geometry available to add a lane westbound Peigan to allow greater capacity through that intersection. Also looking closely at signal timing - of course 52nd is a big corridor now and Stoney is also meaning more pressure here.

Same goes for NB 52nd @ Glenmore. Very little EB traffic, a tad more WB & SB traffic. However, you have to wait 6-7 light cycles to get through NB while all other traffic can get through in typically 1 cycle or immediately.

Bunk: Any insight in regards to the horrible back lane maintenance that seems to be occurring (or not occurring in this case)? I and nearly all of my neighbors (apparently) have complained via 311 regarding horrible gravel back lane conditions. The schedule for ours came and went with not a single grader to be seen in the entire neighborhood.
We've all become quite annoyed at what seems to be a city completely ignoring problems. Looking at the 311 app, I see a ton of others who have been complaining about the same thing since spring with no resolve and are ready to mail it in.
Of course we could decide to sign a petition and get the back lane paved, all at our cost too (even though it technically should cost the city less in maintenance).
So what gives? Is lane maintenance on hold? I just moved into this place, but apparently it's been this bad for a year or two.

Just wait, when they come out and destroy it even worse and suddenly there is a series of 6-8 inch holes in your alley.
Actually, you could skip the waiting until Sept 9 and just cross the street and look at the entrance to my alley. Everything was fine until the grader showed up, ended up destroying some guys parking pad and creating a huge ridge down the center. We had to call the city to come back and fix it, and we ended up with these holes.
We are seriously considering getting the petition going to get ours paved next year.

Ya, I'm fully expecting a temp fix job from the grader, with a pass spreading the loose stuff into the holes and that's it. To really fix it, you need to use the ripper and loosen a few inches and then regrade. If you don't, the loose stuff in the holes is thrown out in a month and you're back to when you started.
Pretty bad when your own alley is the best road to test for rattles and loose suspension components.

I don't think there' is really enough geometry with the existing width of the roadway. Besides, any effort into making a temporary solution there should just be put into finishing the project. The final design of the intersection should have plenty of capacity.
However, simply retiming the lights would do wonders in the meantime. Make the WB light 25 seconds instead of 11, and it would mostly solve the problem for now, without affecting other directions all that much.
The amount of work to complete the finished design doesn't appear to be too much. A couple of weeks should do the trick if the contractor gives a strong push.

Someone was questioning me about this today and I want to confirm:
How are the greenfield single-family home subsidies implemented? Is the subsidy the gap between cost outlays by the city and the acreage fee? Or is there a rebate on the acreage fee? If there is a rebate, how is it calculated?

The former - this is only related to capital requirements of course.

Thanks. The person I was speaking to thought that the subsidy might be a per-unite rebate on the acreage fee, and thus eliminating it would get rid of a density incentive. I'm glad to know that it is as I thought it is.
