I thought I read that we're on the very edge of the transition zone and it could be too hot here in the summer for it. I will water it every other day when we have our june through september 95+ days
Well I guess the ideal zone for TF is the Mason-Dixon line, but it will survive down south more than it will thrive up north with minimal maintenance. Judging by the density of plant life in your yard you have decent shade and good natural moisture so the grass should do very well. If it were constantly in direct sun and exposed to wind it may have a tough time down there.
there is plenty of sunlight in some spots, it's going to be watered daily.

I've been blowing leaves almost every other day because it's just so thick I don't want to kill off the new grass. But I did aerate the little front yard and put some TF down and its sewed in pretty good. Too bad it's on top of centipede and looks kinda funny.

Hard to believe that it's December 1st and its still that green. We've had a few 32* nights here lately and most of the grass around the area is dormant for the winter

It's crazy that we only had 2 weeks of "Fall" this year, as the snow arrived a lot earlier this year compared to the previous years. I never even got a chance to rake my lawn and gather up fallen leaves. One weekend I'm riding my bike through fish creek park, the next weekend it's Winter like weather and snow flurries. Crazy.
and some of the area on the south side closest to the street didn't live long, I'm going to get a soil sample to see if I need lime or cow poop
coming in well, stayed pretty green all winter too. However we did have a plenty of rain this winter that trashed the other front yard

I wish you luck with your yard(love those pine trees) but I am SO anti-turf grass that you don't wanna hear from me anyway. Apparently there is no such thing as native North American turf grass, at least according to sources in the book "American Green" which examines America's obsession with lawns .
