I have my tenants give me 12 post dated cheques. Near the end of the lease I sign them up for another year and get 12 more cheques.

I basically only do post dated cheques now. Driving across town to pick up a cheque/cash is a "never again" in my books. Although I have one guy who pays by email money transfer, and always does it ~1 week early, which is awesome/borderline unbelievable.

I'm surprised anyone would pay by delivering a cheque every month. Did you, as the tenant, request not to do post-dated cheques?
It's safe for both the tenant and the landlord. If the landlord breaks the contract, you can cancel the cheques with your bank. As a landlord, it's way safer than expecting the tenant to send a cheque every month.

I know I don't have any cheques so I don't expect my tenants to either. My properties are 2 mins away from my house so I have no issues stopping by to grab the rent if need be. If they were across the city no way would I drive all the way over there every month

I try to do post-dated cheques, but for some reason most of my tenants like to give only 2 or 3 at a time, so I'm constantly calling to remind them to send more cheques. Not as bad as getting cash every month, but still annoying.
I explain it's safe and they can cancel any cheques if they need to, and they nod and agree, and then send me 2 cheques.

My tenant (renting my parking stall) just drops two monthly cheques in advance under my door every two months. I don't bug him, he doesn't bug me. it works extremely well.
By the way, if anyone has an option to own parking stalls, and good ones at that, do it. Easiest money you'll ever make, and there's no maintenance.

Just to clarify, how would one own a stall? Are you just talking about a parking spot at your home or have you actually purchased a spot downtown or something?

Underground parking spot in their condo. Sometimes people own two spots and only need one, so they rent the extra spot to someone else in the building.
Other times, they own a condo downtown and don't own a car, so they rent the parking spot to someone who works downtown.

I Own a stall in my condo as well as had the chance to purchase another stall for it on the surface. I assume that is what he means.
Bizaro I was just playing devils advocate. Like I said I don't see anyone having a problem with it and article states the city doesn't even remember how many violations if any it has handed out

I live in a townhome that has an underground parkade. Through the first gate is visitor parking and then another gate is the residents' parking. In our bylaws is some verbage that we aren't allowed to rent to someone who doesn't live there, but we are allowed to rent to other residents who want another stall.
I think this is the fair way to go as I wouldn't want someone having fobs and keys to our common areas, including my front door, that doesn't live there. If someone already lives there and wants another stall, I don't see a problem with it.
