Ya, if I had to guess it would be 60-70% non-residents are Alberta residents from elsewhere in the province.

You said "live". You can pay the living rate, or the vacation home rate, in which case you aren't living there and thus my response to your statement was correct, and we still live in a free country.

You know you also get a principal home exemption on real-estate transactions? Silly two tiered-society. Crazy idea to have property taxes done in a similar fashion. Crazy as a bear.

I think it should be a national tax, personally. If someone/some family is secure enough to own a second home that sits vacant often, then absolutely there should be more taxation. It may be a bit silly if the home is in the middle of nomans land, but you're still financially stable enough to have that option.

There could be rare certifiable exceptions to this, I'm sure. And I think as the number of homes you own goes up, the "vacancy" taxation should rise.
