I'm almost never downtown, but I was there for a volunteering thing last night and wandered around a bit afterwards.
There must be over 100 pokestops downtown. I parked about 100m away from where I was going and I hit 5 pokestops before I got there.
it's insane (and a big part of why I think the game will stagnate for anyone who isn't in an highly urban environment).
I hit more pokestops and pokemon in a 10 minute wander than I do in my 2 hour dog walks around my house.

Yeah, friends of mine who aren't downtown have already uninstalled the app because of the lack of pokestops and things to do in their areas. Comparatively, those of us downtown can literally get all we want from pokestops etc. with very minimal effort. I know what they're going for, but they will lose a lot of users with the current model I'm thinking.

Research park
Prince's Island
Memorial Park
(In order of "rare" pokemon due to lures dropped)
Prince's Island park

By rare, I am moreso talking about powerful pokemon. It's mainly just Dragonite and Aerodactyl and perhaps one or two more at PIP.
Honestly IMO, I think after about level 12-15, you don't really need to grind anymore. You're high enough level that you've unlocked great balls to catch pokemon and pokemon can be a decent level. You can easily achieve level 15 after about 6-8 hours total at Research park or Prince's Island. You might even be able to shave off a few hours if you maximize the use of your lucky egg and just evolve a ton of common pokemon/new pokemon discovered (due to evolutions) etc.
Or... you can just farm all those 3 locations for a few weeks and collect I guess... but that's not as fun as just getting to a decent level and slowly amass the remainder of the pokemon.
Speed runners and completionists were not as common when the game first came out and IMO that attitude is slowly ruining games for me.
Using the above method, I am at level 16 with probably about 8-9 hours played total. I don't open my game unless it's some new area I haven't explored and I find it fun in that way. Turning the game into a grind, sucks. But put in a small grind so that most of the game is available to you, then play casually? Excellent way to play IMO. (I didn't rage as hard as some friends when the servers were down yesterday)

Bagged Aerodactyl yesterday evening at the Bow building. I was level 14 at the time but the CP is only in the 200's.
Then as I walked back home one of my 10km eggs hatched...354 CP Jynx. FML.

80 Poliwag and 480 Growlithe for my 5KM eggs yesterday. I think I have finally cleared out my low level eggs I acquired when I was level 2-3 or so, so the chances are slightly better in getting better egg hatches  .

10ks can be so depressing. I got a Kabuto on my first one and was very happy, kabutops is awesome and Ill only need to hatch one more to have enough candies to evolve
Other 2 10ks have been Jynx. I have over 200 Jynx candies

I may have to venture down to those 3 spots listed. I'm a bit jealous at seening all you guys getting these cool rare pokemon while I'm not. Through it's my own fault for being lazy and not wanting to stay up late just to sit around and catch pokemon.
My best pokemon right now is a Vaporeon with the Flareon next.

Apparently eggs are rolled at the time you pick them up not when they are hatched. SO if you still have eggs from when you were level 1 they will come out low CP.

Level 16 and still haven't hatched a 10km egg, finally got one yesterday. Got a 411 Squirtle and 2 Ponyta of 4-650 CP from 5km eggs.

Actually, those are pretty cool pokemon to have. I have a Vaporeon only because I have ventured to Sherwood/Royal Oak/Rocky ridge/Crowfoot from inner city. I haven't ran into them much elsewhere. It's literally my best one. No Dragonite (or Dratinis for that matter) or Aerodactyls etc.
I was excited to nab a Geodude yesterday by Sherwood on a Costco run and bummed I missed out on a 650CP Seaking in the same trip (just poofed). I also captured an Abra in Panorama and that was pretty dang awesome, and bragged about a Growlithe that hatched for me.
If your end goal is just the biggest and baddest pokemon, you're going to miss out on the "smelling the roses" part on this journey.

My desk sits on top of two spots that pretty much have lures on them all day. So all I'm doing so far is collecting pokemon and trading them in to build candy. Not spending any until I get way higher in level (10, 15, 20?) because the thinking is that I'll get higher CP base pokemon at those levels and should save my candy for then.
Does that make sense? Or am I missing something completely.
(I don't envision being someone who walks to gyms and sits there battling.)

Evolved Eevee to a Jolteon. Nice thing is all the Chestermere gyms seem to have water type pokemon. Time to rip through there tonight.
