A free land lease costs the city nothing in actual tax dollars spent. The west village is perfect as it's already on the city's radar for a Crowchild trail reconstruction/expansion. If the Flames put up the money for remediation of the site, then I see no reason why this shouldn't go through. Win win for everyone.

Nenshi is right that the area is problematic, however these are problems that must be addressed to fix the area regardless of whether an arena goes there or not. Private sector developers are not going to touch the West Village without major public investment in remediation and fixing the road system so taxpayers are going to have to foot the bill here at some point in the future.
An arena project would act to kickstart development in the West Village and bump up the development timeline for that area by a decade or more.

The city would make a lot more revenue long-term, and improve the city's population density, if the West Village were developed for mixed residential-commercial rather than an arena and stadium.

I would worry that without an anchor tenant that West village turns into another Eau Claire - basically a ghost town. Why not both?

The point is it's better for the city's finances, and for densification, if the West Village is 80 per cent residential than if it's 20 per cent residential. The arena, stadium, and field house (not to mention parking) are huge footprints where you can't build housing.

Incorrect - you can't really make this statement based on currently available information. The West Village ARP calls for residential with supportive retail uses. Tax revenue from residential development is lower than from commercial property. Also, there is so much available density in the Beltline that it will take years before the West Village becomes an attractive development node, which means the lands will sit underutilized and will not generate significant tax revenue for years.
Locating an arena/stadium in the area will change the focus of development and make the area attractive to higher value retail, hotel, and even office projects. With the right density mix, the West Village could be more valuable to the City with an entertainment facility located there than as a purely residential district.

To T@T: Look at the Sports and Entertainment Precinct in Melbourne. Just Google it and see what it tells you.
Having a downtown sports district is completely the right way to go.

I'm usually as willing to pin things on developers as anyone, but it's not their fault they haven't build on planned roads that don't even exist yet.
One reason the city hasn't moved on West Village yet because it would detract from what they're trying to accomplish with the East Village. Once East Village is fully built out, that ceases to be an issue.

Oh ya I don't fault developers. The economics of the site just don't make sense without a public contribution - whether there's an arena involved in the plans or not. My point is that people throw their hands in the air and get all upset with the idea of a public contribution to an arena but we won't hear a peep from them when there's public funds devoted to development of the area in general. There's a disconnect there...there's some sort of weird taboo against public contribution towards an arena.
