I would look for a basement suite. It gives you a great deal of your own space; and is usually cheaper than getting an apartment. You could even start posting that you are looking for one; as often I have heard that many people aren't posting theirs for rent because of some of the hassles of being a landlord. But if they see an older somewhat professional person, you might have better luck.
Especially somebody who might have one close to the University; and has given it up because of the previous hassles.
get your own place, just rent something cheaper than 1100! and congrats on your endeavors..admirable of you to start at 30, you'll have a great future!
