Told you so! It's going to be a bad year for homebuilders, especially the big ones that have large inventories of unsold lots and spec homes.

Or speculators for that matter. Don't tell me there's no speculation in Calgary. I can show you an entire community in Calgary where all of the buyers were speculators and none of the homes have ever been lived in:

What are you saying, Oracle? A bad year? Do you mean not a record year like 2006? Your doomsday predictions are getting old.

And what is this "don't tell me there's no speculation"? Who ever said that? There's plenty of speculation and plenty of people are getting rich doing it.
And there are plenty of people living in Silverado.

I am surprised that 'TheOracleOfCalgary' didn't post this, but not surprised that "it" is pissing its pants with glee over the report.

Wow, stats reporting something that we have all been aware of for the last 12 months now - that some people are moving away from Alberta!

That the in-migration is still high is a good sign, if that was crashing at the same time it'd be more worrying.

Still, something to pay attention to.

A lot of people use the Alberta job boom as a way to get quick experience in their field, and then they go back home once they have it and can find jobs from where they are from.

I left Calgary last year and came to Vancouver. I have never looked back. The cost of living out here is surprisinlgy the same nowadays and I'd rather live in the climate and cosmopolitan lifestyle this area offers. Don't get me wrong, I occaisionally miss the city I grew up in, and I enjoy coming home from time to time to visit (only 1 hour flight anyway) but I think I'm going to stay put on the West Coast.

Well I'm one of those who has lived in the city for a long time and it's lost a great deal of the charm it once had. It was very small town for a big city and that was nice. Having lived all over the place and in some huge cities I was dissapointed to comeback to a city just like the others.

Crowded with driving a pain and cost of living way up. But I really don't see moving to another city in Canada that will just be the same. Family ties keep me here although I'm getting the fever to head out again anyway but that would be to some exotic location overseas.

I love calgary and I like alberta, but in my position (saving for a starter home) this province just might not be in the cards.
