I agree about the pets and we're being a bit more flexible now, offering to rent with a non-refundable pet deposit to handle cleaning.. But it's the people who call saying they have a small dog and then we find out it's a Husky! Sure it's a small dog.. now...

We will run a credit check and a criminal background check if we think it's necessary. The credit report usually doesn't have rental info but we will also call previous landlords.. The landlords will of course be very candid.

Well, maybe... I've learned that pretty much all the racial and social class stereotypes apply in almost all cases when it comes to dealing with my rental properties.
Sad, but true.
As the landlord, you are basically playing an odds game with each tennant. Applying those stereotypes tilts the odds in your favor....

Hey Photon,
How do you run a credit check on people?
We are having an open house tonight on a condo we are going to rent out in Okotoks. So far we have had a really good response and we are expecting a lot of people to show up.
We really want to make sure we get the best tenants in there possible. The reference/old landlord calls are easy enough to make but what about the credit check? I thought that info was private, how do you get access to it?

There's a few websites and companies that do that sort of thing.. the info is private, but if you make it part of that application that you have permission to get that info then you can do it.

As a landlord, make sure that you've read and totally understand the landlord tenant act in Alberta, as well as the Personal Information Protection Act (you have to have a privacy officer, probably you).

well to be fair mine does include all utilities, washer/dryer and dishwasher. ive got a 100x60ft yard too,
