Keep in mind if you give your number they'll be calling you for the next few years asking if you want to buy tickets. I went to a game in 2015 and still get calls from their sales reps. Guessing they got my cell from my ticketmaster account

So the team has been in Phoenix longer than they were in Winnipeg and people comtinue to question whether they can survive? I believe that current Winnipeg gets league support today, but admit i could be wrong on this point.
Neither Quebec or Hamilton have an owner who would keep them alive either.

It would have been in both the City of Glendale and the Coyotes best interest to not announce that they have opted out in December.
Would have further plummeted already poor attendance and I'm sure Glendale would rather the Coyotes just leave quickly and quietly opposed to a drawn out 6-8 month process.
Lots of ways to figure out a way to get out of the year to year lease that neither party is overly thrilled about. Hell the city of Glendale already unilaterally voided the 15 year lease they had after two years in 2015.

I don't think so.
If the Coyotes came to Glendale asking to be released from the lease outside of an opt out date or valid legal reason, Glendale will want significant compensation.
Assuming they are not dumb, Glendale will realize that the lease is potentially holding up a sale/relocation/arena dale and use that as leverage before letting the Coyotes off scott free.
While they might not be happy with the current agreement, they prefer it to having no tenant otherwise they would have told the Coyotes to take a hike back in 2015.

Even though they said they still wanted the team to stay Glendale pretty much did do that at first in 2015.
IIRC one of the big things that brought the parties back together was the threat of the lawsuit from the Arizona Coyotes group on one side, and then pressure from the NHL/Coyotes players on the other side.
And even then it's a year to year lease. Glendale could play hardball for the one year and get nothing when they leave - or the Fertitta's would probably be fine with paying say $10M and Glendale would probably say "sounds good".

As I recall it, Glendale was begging the Coyotes to renegotiate the lease in 2015 and only moved to terminate it after the Coyotes refused. In doing that they forced the Coyotes back to the negotiating table.
The lease is year to year right now. If Glendale wanted out, the city could have issued their own opt-out by Dec 31. Doesn't matter if the Coyotes aren't contributing much, they are still better than no anchor tenant. The arena has probably already turned away events in anticipation for the 2019/20 NHL season.
I don't see why the Feritta should negotiate with Glendale. If the sale was truly close, they should have just opted out of the lease with any compensation for lost ticket sales to Barroway accounted for in the sale agreement. Why complicate matters with another party involved.

Yet the ironic thing is the Flames are named after a fire that burned in Atlanta that destroyed a lot o#### and homes.

No offense but there is a team called the "Hurricanes". How many people have lost loved ones and have lost everything they own from Hurricanes around the area there. San Jose "Sharks" Many people have died attacked by Sharks. Lost limbs and are scarred the rest of their lives.
