Chap is stocked. It is a nice benefit.
You can also rent canoes, paddle boats, etc.
And you can book BBQ pits for parties - great for kids and what not.
It really is a nice benefit.

If you do look in Chaparrall keep in mind that Chaparall Ridge (the east side of the neighborhood off the main entrance) does not include lake access (with some limited exceptions) - nor does Chap Valley.

Keeps the riff raff out. :-p

Arbour Lake has both a middle and a high school within the community. Oddly it is only elementary that has to go outside the community but that is just barely (into Citadel).

apparently some fish thrive on steroids, dismembered chicken, non-organic beef entrails and whatnot.

in about 10 years you will have to prepare yourself to serve these aquatic overlords

Just moved from Midnapore to Sundance; both are beautiful established communities in the south part of the city. The prices of houses in sundance were a little more palatable for my wife and I, and sundance has the advantage of having all the schools we will need in the future. Both lakes are awesome, I loved Midnapore's when I lived there. Looking forward to taking advantage of Sundance lake this summer. Both communities are somewhat close to an LRT line if you want to head downtown too, as well as Stoney Trail.

The schools in Auburn Bay and the other new burb communities - don't you have to be careful about capacity limits and lotteries? Potentially you can live next to the school but if you lose the lottery, you don't get to go there and have to bus it to the next available school?

Hes close enough to Edmonton that I think hes confident in regards to lotteries.

We are also in Sundance.

Lots of schools as mentioned. I dont use the lake myself though the kids do at times...but both are grown now and that has dwindled a bit. I might try doing some fishing their this year and that may change the perspective.

I have no desire to live inner city so dealing with traffic is simply the price of that. One thing I love about being as deep south as we are, is when we go camping, our RV is about 10 minutes away (on a farm in shepard) and we can head South out of town in no time...literally saves an hour or so vs heading somewhere North of the city.

With the completion of the ring road/Stoney in a few years, its going to be even better for getting around.

What are the yearly costs to the home owner for the Lake access in Midnapore/Sundance/ Chaparell?

We moved to Chaparral end of July last year. I commute to the beltline. It about 30-40 minutes. A couple times it was over an hour. Love having the lake and love our neighbors.

I believe the fees were between 300 and 350.

Well with the huge snow pack we have we're only a well timed rain storm away from turning a bunch of inner city communities into lake front property again. Best of both worlds!?

I'll answer my own question.... it looks like it's a lottery regardless of where you buy in a community, but for best odds you will definitely want to buy within the walk zone.

This chart should be required learning for Realtors....

Sundance fees are $230 for the majority of the houses. Up to $315 if your house backs onto the lake or has access to the lake via a shared private path.

Grew up in Midnapore. Both Midnapore and Sundance are great neighbourhoods. Midnapore has mature trees and great pathways accessing Fish Creek Park. Awesome area to grow up in, but the commute can be rough at times.
