I love my parents but I couldn't imagine living with them in my mid-twenties. It would drive me crazy after a while. It looks like to me you could/should have moved out at least three years ago.

I went to University and came home for one summer after the first year. That was all I could take. The next summer, I made sure I wasn't going home.

Left home for university out east when I was 17. Went from uni stright to a crap bachelor apartment downtown Toronto with a nice student loan to payoff.
After 7or 8 years of living it up rather than saving too much, dipped into savings and rrsp to buy our first place after getting married. Combined with the wife's savines and rrsp we were able to get the necessary 20% down.
Have been very fortunate, was definitely behind compared to peers who stayed home for uni and then after graduating, but I'd do it all over again the same way. I truly became my own person being on my own into my mid to late 20s.
That being said, if you can swing it and can save and live at home, Power to you. A savings account going into ur first home purchase is a great thing to have.

Parents paid first year university tuition and books and that's it. I started university at 17 so was semi-independent that first year (rent, food, entertainment...ok so not really given that big tuition payment was taken care of) and then at 18 fully independent responsible for everything. My saving grace was scholarships I earned which kept me out of debt throughout school. In second year of university moved in with the gf (now wife). Both of use were in the Co-operative education program at U of C and our work terms happened to alternate so one was always working while the other was in school. Worked out well.

No kidding. My parents are great but I couldn't handle living with them at 18, let alone mid twenties. I probably would have only made it halfway through year 19 before getting removed anyway

Went out the front door at 19 with my mums foot half way up my arse, my clothes scattered across the front yard and my half naked girlfriend hiding in the bushes while me mum shouted 'you and your whore can go shag somewhere else!'.
Not much planning as you can surmise, maybe twenty quid in my pocket, had a job so that was fine.

Its a bit of a red flag, I remember talking to my wife about this because we had met while I'd been on my own for a few years, but who wants to marry someone that has never lived either on their own or independently from their parents?
For a potential partner that would be concerning.
Ie. Are you expecting your wife to basically pick up where your mom left off?

$70k should be plenty to get you into a nice place with a solid down payment and some cushion for the first bit of mortgage payments (depending on how much you decide to put down).
As a person who started owning in his early twenties, I would honestly advise against it unless you are really set on being locked to the city you're in for at least 5 years. It's stressful (particularly if you're renting out parts of it) and it basically becomes the savings you have, which is nice if you can offload it for a good profit after a few years, but it's obviously not very liquid. If you're wanting to do the types of holidays and activities as you're friends who are just renting rooms for $500-$800/mnth, you may not be able to (without knowing your job situation or career path).
My advice, if you've been working/in school, take a couple grand and go on an awesome trip somewhere(s) before you get to the real grind. If you're thinking you may want to live in different places in your youth (even within the city - beltline, downtown, outskirts, etc..), it may be best just to rent for say the first year and see what you like. I know a lot of people who locked themselves into something in Copperfield or the like and regretted it almost immediately.
In short, don't be in a hurry to grow up in regards to home ownership, it's very much a Calgary ideal. Not that it's a bad thing, but the whole "own a house asap!" thing doesn't seem as prevalent in other places.

Honestly some of my best memories are being on my own - prior to getting married and having a kid. I love my life now - but those were fun times. A little bit of extra money, my own place, and just the right amount of responsibility where I could make a living on my own, but still eff up and not have huge consequences for it.
Get out there and live man.
I would even suggest renting a place for a couple years.

Garden Towers (right by Crack Macs) was my first place in Calgary (briefly moved to Vancouver when I first moved on my own).
I loved that place.
Just a terr-bad area - but I have nothing but incredible memories.

One of my sisters lived in Garden Towers for a couple years, that place was just fantastic, even better when the ctrain stop was right out the door.
Renting a place with your buddies in your early 20s is a must. Ran into my old Charleswood landlord a couple months back, he reminded me of a few things lol.
