I have some advice.

Unless you already have a bunch of listings. Don't get into real estate in Calgary.

I worked with real estate agents on a day to day basis for almost two years during the boom. At the end of it, there was one house for every four realtors. And that's worse if you figure the top realtors were doing very well from themselves.

The regulars were defaulting on their 35/mo telecommunication bills. I hate to see what happened to their 1000/mo agency fees. Even with no agency, still very tough.

I saw so many come and go. Wow.

Market is evening out now, but still, I hope you know what you're getting into. Very tough. Yes posible great returns, but very VERY tough.

My dad, who owned a franchise office, was hit hard. Lost the business after all the realtors in the office couldn't or refused to pay up. It was tough.
