I'd probably just do $150 worth of damage and leave an upper decker a couple of minutes before I left, and call it even.

When my wife and I moved out of our apartment 10 years ago we received a bill on top of not getting the DD. It wasn't worth chasing so I ignored it. Then they sent me a letter that they were going to sue me. I ignored that too and it went away. My wife and my mom cleaned the place, so I guarantee it was way cleaner than it should've been. They said something about holes in the wall too, but the only nails we had was from hanging pictures. Whatever, it was 10 years ago.

Do people here not do inspections before they move out? When I have moved in and out of rental places as a tenant, and now as a landlord, I've always had a form/checklist that I go through. When you move in you bring up any concerns. When you move out you go through the same list. If either of you have issues with something being clean/dirty or working/broken it gets discussed at that time. If it doesn't show up on the inspection report the risks and responsibilities have transferred back to the landlord. If there are differences of opinion there are usually set mediation processes to follow.

I just don't understand how you can leave a place and not know exactly how much you are getting back or owe. I made sure I was at every inspection and if the landlord had any concerns, they were fixed before I handed over keys. In all my renting the only thing I lost on damage deposits was $15 for some light fixtures I broke while moving out.
