If they are subletting and you don't like it, then just raise the rent as much as you are legally allowed as often as you are legally allowed until they leave.

(This might not actually be a good idea, since I don't know the landlord and tenant act overly well, but that is what I would do)

Big huge red flag.

Did you already sign a lease? If not, I'd return the cheques and tell the couple to beat it. If they weren't upfront about subletting when you interviewed them, I can already tell that they're going to be tenants from hell.

And your lease should specifically say that you are renting the house to the undersigned, and their kids, and nobody else, without your written permission. My leases have a specific paragraph forbidding subletting.

Sounds like they're taking you for a ride.

1) Rent house
2) Sublet Rooms for more
3) ????
4) Profit

Bonus step 5) Deal with no tenant issues and simply refer subletters to real landlord



Perhaps I will sublet a room from them and start subletting out various parts of the room to hobos.

Did you sign a lease with them? Do they have the keys? If the answer is no, count yourself lucky, and don't rent them the place. Definitely make sure your lease has a prohibition against subletting.

Sorry fotze I meant showing went well not screening. No lease has been signed yet. I am doing some employment checks today. To see if the job offer letter I was sent was bogus as well. The thing is they aren't subletting it for more then the rent. They are 300 bucks short of the rent not including utilities and are providing cable and internet to the "roomates". So they are still short 6-700 dollars a month. My sister and her boyfriend are currently renting a room in the house I am thinking about getting her bf to rent a room that way I have access to the house when ever I want and have someone in there to let me know whats up.

I also have a subletting clause in my contracts and I am not totally against it as long as the people renting it from me are actually living in the house. I am just baffled that someone would post an add for roomates after 2 hours of meeting and not even signing a lease

I would still run screaming for the hills and not lease to them. The fact they are counting their chickens and looking for room mates prior to even signing a lease is a MAJOR red flag imo.

How do you know they will screen the tenants well?

Wow, red flags all over the place; the fact you're still considering them is pretty hilarious. Add in the whole sister/bf situation and this is a recipe for hilarity (for us, when you post about it later).

Well they sound serious now just got an email saying they will provide cash for DD on the 15th. I had a buddy email them to try and get info about renting a room last night waiting to hear back what they say to him before confronting them.

Seriously, this is a city of 1,000,000 and you're considering renting to people who are turning your house into a rooming house for hobos and drug addled divorced construction workers?

I would have told them off the second I saw this, it's like you've got some perverse desire to see your house turned into a rooming house.

Don't be stupid. They don't have the money to pay you every month. Don't let them sign a lease.

The only way I can see how it makes sense for you to rent it out to people like this is if you're one of those landlords that has a house with a bunch of rooms and you're trying to squeeze extra rent out by renting out rooms for an aggregate total more than what you could ever rent the whole house for. Which pretty much makes you a slum lord.

House has all ready been turned into a rooming house by my sister anyways so this makes it sort of fun to play with for a bit.

If they only want the basement someone wants to come look at the upstairs today so I will get them in and see how that goes

Compensation, Benefits & Insurance

· A bi-weekly salary of $3,600 ($93,600.00/annum)

I don't even know what you're asking anymore. At first you made it sound like you had a normal house that you wanted to rent to normal people. Now you're saying that not only does your sister live in there, but you're trying to get her boyfriend to move in as well, and that you're ok with the people subletting. So what's your problem? Go ahewad and rent it. It's already a sketch situation, so who cares about whether the guy has a job? You're basically renting to the lowest income bracket when you rent by the room, so what does it matter whether the guy works for "American Oil & Gas Company" or whether he's a bottle picker?

Well if he actually works for the oil and gas company he will have a huge monthly income which makes it more likely he will cover rent if they don't sublet where as a bottle pickers income really depends on luck and how motivated they are.

Long story house is joint with my sister shes a moron and has had deadbeat friends live there. People came and left all the time. Her boyfriend is one of them but he is the only guy who paid every month and wants to stay in his room since I am pretty much kicking him out to "rent" to this "family"

Guy aparently went through a messy divorce couple years ago
