She just launched her campaign, and already she's pulled a Barb Higgins.

If we saw the same sort of development encouraged in other areas of the city, we'd see these types of properties at a much more reasonable price range.
Density for Garrison Woods is the same as outlying new communities (~15 units per hectare).

Downtown is "prime" land because communities there are ultra-low density.

I'm pretty sure Garrison Woods is a higher density. Many of the developer's own documents point to a 25-26 units per hectare. Which is a big difference from a ~15 units per hectare. The 15 units per hectare number, if I'm correct is the minimum for all new communities in Calgary.

Interesting. I saw the same PDF - except it had 15 units per hectare. Probably drugs.

Anyhow, we can always say that the rest of downtown simply isn't dense enough then.

How was what I posted a "non-contribution," assuming you were referring to me?

A simple "yes" would be more than sufficient. I'm not sure if you're trying to be pedantic with me.

Just curious, which City department do you work in?

Some of the biggest problems Canada Lands ran into was the density level (there were actually max densities in place at the time), the width of the roadways (particularly related to fire-truck access), layout of the road network, size and design of the parks, the ability to actually build residential above retail in a suburb, and the massive amounts of parking required for uses, which makes any sort of 'urban' built form impossible.

Most of these issues, aside from probably density still persist.

The one that mystifies me the most is the fire-truck issue. The department continues to buy larger and larger trucks with abysmal turning radius. Then it requires subdivision design to accomodate them, meaning wider roads with big curb radius. This makes communities a lot less efficient and much less pedestrian-friendly. Wide roads mean longer street crossings, and traffic that moves at higher speeds. I feel that we should design neighbourhoods as well as we can, and then buy fire trucks suitable to serve them, not the other way around.

Not that I care, but I'm not surprised that no one has mentioned the 2nd female that joined the race yesterday.

Some feminist hippy who wants free-transit for all.

Saw it in a tiny 1x1 square in Metro this morning
