Isn't that basically what it come down to? Both the volunteer and homeowner have consented to the arrangement, so both have a duty of care. Damages would be determined by who failed to meet their responsibilities... at least that's how I'd imagine it would work. Regarding your friend falling down the stairs, if your stairs are built to code and there's no tripping hazard, why would you owe him money? Would he really win?

Not to mention the contributory negligence aspect to the case - in other words, what actions or inactions did you do that contributed to the accident?

Highly unlikely there would be a claim in any normal circumstances.
