Just a clarification, population growth has not been flat:

We have added loads of new communities all over the city.

i have read several stories where business taxes have gone up a lot. gotta feel for these guys as some a dealing with the fallout from the economy and then to be hit with a huge increase.

i found this article kind of interesting:

https://calgaryherald.com/news/local...-in-five-years

the article rally criticizes the city for a couple of job postings (coordinator of cycling paying $88k to $137k); however, when you look at the qualifications that include degree in civil engineering/urban planning that salary does not seem out of line - but what do i know

Here is the explanation from the city on tax increases. Apparently if your property went up even a little you'd get hit with an increase higher than 3.45%

Does anyone know why property taxes are used to fund education? It's a provincial responsibility, wouldn't it make more sense to just fund it from general revenue? It's always seemed an odd one to me that those would be singled out, and not healthcare, or roads or whatever else.

EDIT:
The province has this to say, which isn't very helpful.

Quote:
Why is education partially funded through a property tax? The education property tax provides Alberta's education system with a stable and sustainable source of revenue. Pooling the education property tax in the ASFF ensures that students receive a quality education regardless of their municipality's assessment wealth.

Didn't you just buy that place? Is the new assessed value about what you paid? I think they do the assessments based on their value in July. I was always curious how that worked, that when you buy it, I assume the city takes that to be the value, and may adjust it a little bit based on market changes forward from your purchase date.

Ok, but if the assessed value is about what you paid for it, I'm not sure you have much of an argument to win. You willingly paid the value the city is saying it is worth.

If its based on what people paid, then, my bill shouldn't go up. I was paying a monthly tax 60 dollars less on TIPP on the new property. I'm comparing my rates for same home for different tax years. The value of the home based on sale price has gone down.

If you go online you should be able to see the previous assessed value. Maybe that is a lot lower than what you paid.

Story on Inglewood businesses

https://calgaryherald.com/news/local...box=1559532363

Quote:
The sign says the property tax on our building went from only $1,500 a month last week to $6,400 a month this week . . . I feel shocked and disappointed. I’m terrified for my small business friends in Inglewood and throughout the city,” said Doody.

Business owners opening their mail over the past week have been shocked as they saw how high their property taxes had gone up. Around 64 per cent of commercial property owners will see double-digit increases on their tax bills this year due to a redistribution of non-residential taxes as a result of plunging property values downtown.

My taxes went up by $500, but last year they went down by $500. In fact, for about the past five years my monthly amount has increased then decreased by about $40/month, and I still shake my head as to why.
