Why? unless you are selling you want it as low as possible.

Happy to have the city lowball it so you're not paying high taxes over and over again.

Any realtor worth anything will tell potential buyers assessed values are not sales values and can vary widely. Mine was low for years, but finally seems to be ramping up over the past 3 years. I'd much rather have it under priced.

Beltline. Perhaps it's gone up a bit, but the last time I checked (about 6 months ago) the comparables were still in the low/mid 200s. This is why I thought all of those people complaining at the re-zoning hearings about their property values going down were so hard to take seriously. If you’re not planning on moving, that is good news.

Well, unless that re-zoning does make their living experience worse in the meantime. I mean, who the #### wants other people near their home? Especially if they have dirty kids or old parents or something.

Apparently a lot of the consternation comes from the rich neighbourhoods like Britannia - there's people in there convinced that their neighbours are going to knock down their house and put in an apartment complex.

My coworker rents in Rosedale and it was put on the market a few months back. The neighbour bought the place just to keep it as because a few houses down they are putting in an 8plex..

Except there wasn’t much evidence to indicate this would lower people’s home values, and it hasn’t appeared to have actually had that effect since the rezoning change came into effect.

This is under the assumption that the next wave coming up after you can afford to buy your home...which potentially can be pulled off if there's a large enough generational wealth transfer from boomers... but otherwise it may be a bit of a wobbly proposition if you're expecting the average X/Millennial/Z(lol) to pony up.

YMMV, but I bought a home on the higher end of the market this summer and paid 4.3% more than the current city appraisal.

Maybe I could have negotiated a little harder, but they dropped the original asking price before I was involved, then we negotiated them down another 100k. Interest rates hadn’t started coming down yet, I think that priced a lot of buyers out of that market.

My wife does childcare (before and after) at a nearby school. I think it’s (for some cases) way too inexpensive for whore yoga moms to have someone watch over their vag leak accessories.

The kids with issues with absent fathers are usually tough but the moms who drop
Off the kids in their Escalades. I have been tempted to go to the school amd beat the fatass mom with the kid at times. Never pick them up on time.

I Tell the wife to just leave when the day is over…..But I can’t. Ya the fata you can, little Meygunn can sit out in the cold and you lose your barely minimum wage job. Oh noes.

Shocked more teachers don’t snap and kick more kids in the face. I’d pay money for that satisfaction.

Be better parents.
